Quick answer: The Maple Residences or Aras Residences?
Choose The Maple Residences if you want a building that is already completed, so you can inspect the home, the facilities and the views before you buy, and you need at least three bedrooms, from 808 sq ft up to a 1,378 sq ft dual-key unit. Choose Aras Residences if you want the lower entry price (from RM 666,000), an 850 sq ft two-bedroom or a 1,062 sq ft three-bedroom, and you can wait for completion, expected in Q4 2029. Both are by the same developer, about 0.2 km apart in the same township, at the same maintenance rate.

Location: how they differ
The two are about 0.2 km apart in a straight line, next door to each other on Jalan Hujan Rintik inside the 62.55-acre WCity OUG township, so the surroundings are shared: The Food Merchant, Klinik Elamedic, Bukit Komanwel and the same highways (KESAS, MEX, MRR2, the Bukit Jalil Highway, the KL-Seremban Highway and the NPE). Neither is a walk from a train: the reviews put Sri Petaling LRT at about 2.1 km by road from The Maple Residences and about 1.6 km from Aras Residences. Aras faces the township's Central Park and a 200 m linear park; Maple has its own 260 m linear park with a jogging track on the ground floor. Each review gives its own approximate distances:

| Size band | The Maple Residences | Aras Residences |
|---|---|---|
| About 808 to 850 sq ft | A1 / A2, 808 sq ft, 3 bedrooms, 2 bathrooms | A / A1, 850 sq ft, 2 bedrooms, 2 bathrooms, balcony |

| About 1,378 sq ft | D1 dual-key, 1,378 sq ft, 4 bedrooms including a studio with its own entrance, 3 bathrooms, yard | No equivalent |
At about 808 to 850 sq ft, Maple gives three bedrooms where Aras gives two. Maple comes with 2 car park bays for most units and 3 for the dual-key Type D1 and for Type C2 on the top five floors of Tower B; Aras comes with 2 or 3 bays per unit. Price ranges: The Maple Residences RM 765,900 to RM 1,664,050 on the developer's price list; Aras Residences RM 666,000 to RM 950,000.
Price per square foot and monthly cost
Aras Residences starts from about RM 783 per square foot. The Maple Residences does not publish a figure per square foot, so its own recorded sales are the guide: about RM 790 for an 807 sq ft unit (RM 640,000), about RM 840 to 920 for 1,152 to 1,163 sq ft (RM 982,000 to 1.06 million) and about RM 800 to 820 for 1,378 sq ft (RM 1.10 to 1.13 million). There are only seven Maple sales, all from October 2025 to April 2026, and the 807 sq ft sale is below the lowest figure on the developer's price list, so ask for both the developer's current price and recent resale asking prices. The maintenance fee is the same rate at both, RM 0.39 psf including the sinking fund (maintenance fee only):
| Comparable unit | The Maple Residences | Aras Residences |
|---|---|---|
| Per 1,000 sq ft | About RM 390 a month | About RM 390 a month |
| About 808 to 850 sq ft | A1 / A2, 808 sq ft: about RM 315 a month | A / A1, 850 sq ft: about RM 332 a month |
| About 958 to 1,062 sq ft | B1 / B2, 958 sq ft: about RM 374 a month | B / B1, 1,062 sq ft: about RM 414 a month |

What nearby homes sell and rent for
The two share the same references. The first is The Maple Residences itself: seven recorded sales from October 2025 to April 2026, at RM 640,000 for 807 sq ft, RM 982,000 to 1.06 million for 1,152 to 1,163 sq ft and RM 1.10 to 1.13 million for 1,378 sq ft. The second is The Park Sky Residence in Bukit Jalil, where 872 to 947 sq ft units sold for RM 763,000 to 850,000 and 1,044 to 1,109 sq ft units for RM 900,000 to 1.20 million in 2024 to 2026. Twin Arkz, a completed serviced apartment about 1.5 km from Maple, recorded RM 780,000 to 1.00 million for 1,033 to 1,259 sq ft, about RM 660 to 790 psf.
| Asking rents, September–October 2026 | Unit | Per month |
|---|---|---|
| The Maple Residences | 808 sq ft | RM 2,550 to 3,300 (mostly RM 2,800 to 3,000) |
| The Maple Residences | 958 sq ft | RM 2,999 to 3,750 |
| The Maple Residences | 1,163 sq ft | RM 3,000 |
| The Park Sky Residence | 868 sq ft | RM 2,800 |
| The Park Sky Residence | 950 to 953 sq ft | RM 2,400 to 3,600 |
| The Park Sky Residence | 1,044 to 1,106 sq ft | RM 3,200 to 5,000 (mostly RM 3,800 to 4,000) |
| Twin Arkz | 1,025 to 1,050 sq ft | RM 2,500 to 3,500 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling. Maple has no rent listings yet for the 1,378 sq ft dual-key layout.
My view: who should pick which
These are the first and second residential projects in WCity OUG, by the same developer, next door to each other and at the same maintenance rate, so the choice comes down to timing, size and budget. The Maple Residences is the one I would point to if you want to see what you are buying: it was completed in 2025, every unit has at least three bedrooms, and the about 1,150 sq ft layouts have a bathroom for every bedroom. The compromise is the price list, from RM 765,900, and that the first recorded sales are few. Aras Residences is the one for a lower entry price: from RM 666,000, with 3.1 m clear ceilings and more than 50 facilities, and you can walk around the developer's finished building next door before you decide. For that you wait until Q4 2029, in a project of 1,272 homes with 14 units on each typical floor. Neither is a walk from an LRT station.
Pick The Maple Residences if…
- you want a completed building you can inspect today;
- you need at least three bedrooms, or a bathroom for every bedroom at about 1,150 sq ft;
- you want the dual-key Type D1 for two generations under one roof;
- you would rather look at recorded sales and asking rents of the building itself.
Pick Aras Residences if…
- you want the lower entry price, from RM 666,000;
- an 850 sq ft two-bedroom or a 1,062 sq ft three-bedroom suits you;
- you want 3.1 m clear ceilings and a facility deck with a Level 56 sky terrace beside the Central Park;
- you can wait for completion, expected in Q4 2029.
