I track 20 projects in KL City Centre, a list that includes Bukit Bintang, TRX, Jalan Ampang and Jalan Sultan Ismail: 19 residential or serviced-suite projects with 12,692 units between them, and one office tower. Starting prices for homes run from RM 688,000 at Times Square 2 to RM 1,897,000 at Royal Lexis Kuala Lumpur. Price per square foot runs from about RM 1,300 at SWNK HOUZE to about RM 3,750 at the top of Orion Residence's range, and 14 of the 19 start above RM 2,000. Seven are already completed (2021 to 2025), three are expected in 2026, and the rest from 2027 to 2032. Every one of the 20 is within about 430 m of an MRT, LRT or Monorail station, and five are within about 100 m.

My view on KL City Centre

KL City Centre is where you pay the most per square foot: 14 of the 19 residential projects start above RM 2,000 per square foot. What that buys is rail at the door, since every project on this list is within about 430 m of a station, and a choice of finished buildings to compare against. Core Residence @ TRX, Conlay, Jewel by Oxley and SO Kuala Lumpur Residences were all completed between 2024 and 2025, so you can see what a finished tower in the area looks like before you commit to one that is still being built.

The trade-off is space. Thirteen of the 19 residential projects start below 600 sq ft, so this area suits a single owner, a couple, or an investor buying a compact unit, more than a family that needs three bedrooms. If you want a lower entry price, the seven projects below RM 1 million are listed above; if you want more room, the larger layouts are mostly in completed buildings such as Eaton Residences and Ascott Star Residence, which go up to 2,982 and 2,972 sq ft.

Timing varies widely, from buildings you can move into now to DIVINE KL City Centre, expected in 2032. Match the completion date to when you actually need the unit.
