Royal Lexis is on Jalan Sultan Ismail, between KL Tower and the Twin Towers, and it is the closer of the two to a station: Bukit Nanas monorail is about 70 m and Dang Wangi LRT about 330 m, with the Kuala Lumpur Convention Centre and KLCC Park about 1 km away.

My view: who should pick which

Both are city-centre towers built around hotel-style living, but they sell different things. Orion is the finished one: only 298 homes, handed over fully furnished with marble floors and Gaggenau and Bosch appliances in the units I filmed, a limousine service within 3 km, a private vault, and Pavilion KL about 200 m away. You pay for that every month at RM 1.32 psf. Royal Lexis sells something nothing else in the city centre does, a pool in your own unit, in a tower run with a hotel, and its monthly fee is lower. Two things to settle first: no car park is allocated to owners, and the title is a Serviced Residence outside the Housing Development Act, which you should take to your solicitor. It is also a launch, with completion expected in 2029.

Pick Orion Residence if…

  • you want a completed, fully furnished home you can move into or let now;
  • you want to walk to Pavilion KL, The Starhill and Bukit Bintang MRT;
  • you want a 3-bedroom dual key up to 1,329 sq ft, or a studio from 491 sq ft;
  • you drive: Orion has an automated concierge parking system, while Royal Lexis allocates no car park to owners.

Pick Royal Lexis if…

  • you want a private pool on your own balcony;
  • you will use hotel services and do not need a car park;
  • you want to be about 70 m from Bukit Nanas monorail;
