Quick verdict: who should buy Royal Lexis?

My view. Royal Lexis sells one thing that nothing else in the city centre sells: a pool in your own unit. Not a shared sky pool — a private pool on the balcony, behind full-height glass, in all 371 residences. Lexis Hotel Group built its name on private-pool villas at its resorts, and this is that idea brought into a 66-storey tower on Jalan Kia Peng, between KL Tower and the Twin Towers. It is freehold, which in this pocket is rare, and the transit is a walk: I measured 450 m to Conlay MRT and 470 m to the Raja Chulan monorail. Two things to settle before anything else. The title is a Serviced Residence outside the Housing Development Act, so the protections you would get on an ordinary new home do not apply in the same way — take that to your solicitor. And the sales kit says plainly that no car park is allocated to owners: the podium bays are for hotel guests, and the basement is motorcycle parking. In the middle of the city that may not matter to you. If you drive, it decides the whole thing.

  • Suits: buyers who want a resort unit in the city and will use the hotel services; foreign buyers who want freehold in the city centre; people who do not need a car.
  • Think twice if: you need a car park, you want HDA protection, or you want a plain residential building without a hotel in it.

Where is Royal Lexis, and what is nearby?

On Jalan Kia Peng, between KL Tower and the Twin Towers, with the embassies, the convention centre and the shopping belt in the same few blocks. At about RM 2,950 psf gross, Royal Lexis is the most expensive per square foot of the five. What you are paying for is the pool in the unit and the hotel operation around it. Against Conlay the comparison is clean: similar monthly charge, similar freehold city-centre address, but Conlay gives you more floor area for less money and a car park, while Royal Lexis gives you the pool and the service and no car park at all.

What I saw in the show units. I filmed Type B at 802 sq ft and one of the large dual-key layouts. Type B is the one most buyers will look at: hotel-standard fit-out with the furniture and appliances included, a walk-in wardrobe, a marble bathroom with a bathtub, and the balcony opening straight onto the private pool with a seating area beside it. The dual-key layout is two doors off one entrance hall — a studio on one side and a one-bedroom on the other — and the pool sits between them, so a family can share it while the two halves stay separate. That is the layout to look at if you want to live in one half and let the other, or if you want the parents in one side.

Facilities

The hotel and sky levels sit at Level 9 to 10 and Level 55 to 66: concierge, the Roselle coffee house, gym, lobby and pre-function area, a sky ballroom with a bridal room, cafe and outdoor cafe, a sky infinity pool, a Japanese restaurant, an executive lounge, a speciality restaurant, a satellite bar and a sky deck.

Because a hotel operates in the same building, the unit is run to hotel standards rather than ordinary condominium ones. Ask the developer, in writing, exactly what the management arrangement covers, what it costs and how long it runs — that document, not the brochure, is what you are buying into.
