Quick verdict: who should buy Conlay?
My view. Conlay is the quiet one on this street. E&O and Mitsui Fudosan put Kerry Hill Architects on it — the practice behind the Aman resorts — and instead of another all-glass tower you get a fin-lined façade that frames the view rather than flooding the room with heat. The address does the rest: I measured about 250 m to Conlay MRT, one stop to the KL City Centre and TRX stations, and about 370 m to Pavilion Kuala Lumpur, so the shopping belt is a walk. What separates it from most city-centre projects is the entry size. Nothing here is under 743 sq ft, and there are only 491 homes in 51 floors on about an acre, so this is not a building of small letting units. The service level is the other thing to understand: a 24-hour concierge that arranges cars, deliveries, couriers and a chef for a private dinner, and handles small things inside your unit like linen and basic repairs. That is what the RM 0.80 psf fee is paying for, about RM 800 a month on 1,000 sq ft. It is freehold, which in this pocket of the city is worth saying twice.

Where is Conlay, and what is nearby?
On Jalan Conlay, with the financial district, the embassies, the Bukit Bintang shopping belt, hospitals and international schools all in the same few blocks. These are straight-line distances measured from the project coordinates on OpenStreetMap, so every walk is longer than the number shown.

From Conlay station it is one stop to the KL City Centre East and TRX interchanges, and the same line runs south towards Bandar Malaysia. Fahrenheit 88, Lot 10 and Starhill Gallery are all on foot, and the International School of Kuala Lumpur and the Royal Selangor Golf Club are close by.

Conlay is the only one of the six where nothing starts below 743 sq ft. Everywhere else the entry unit is a compact suite, which is why their starting prices look close to Conlay's while the floor area does not. Against CloutHaus the trade is view versus size: CloutHaus faces the Twin Towers from 549 sq ft up, Conlay gives you a larger home and a quieter building. Against Orion the trade is the monthly fee — RM 0.80 psf against RM 1.32 psf is roughly RM 500 a month on 1,000 sq ft.
Which Conlay layout is best?
Seven layouts between 743 sq ft and 1,335 sq ft, two to four bedrooms, one to two car parks. Ask the sales team for the current type list and stacking plan before you compare prices.
What I saw in the show unit. I filmed the 1,335 sq ft, the largest, laid out as two bedrooms plus one. The kitchen is open, with a stone worktop and the full appliance package included — fridge, oven, microwave, induction hob and hood. The "+1" is the room worth looking at: it opens directly onto a bathroom, so it works as a proper third bedroom rather than a study that has been counted as one. The balcony is the thing I would buy this layout for. It runs along the master, the second bedroom and the living room rather than sitting off one corner, and it looks over the Royal Selangor Golf Club, which is green that nobody is going to build on. In the master there is a walk-in wardrobe with lighting that comes on as you enter, a bathtub and a twin vanity, water heaters included, and a smart toilet that opens as you approach it.
Facilities
Three levels. Level 11 carries the sky garden, heated swimming pool, gym, yoga room, sauna, jacuzzi, multi-purpose lounge, children's playroom, library lounge, music room, multimedia room, billiard room and meeting room. Level 36 repeats the essentials higher up with a fitness centre, sauna, pool deck, bar and a children's pool. Level 50 is set aside for lifestyle and food and beverage space.
The part that is harder to see on a floor plan is the service. The concierge runs 24 hours and covers car arrangements, food delivery, daily parcel and courier handling, and a private chef for dinner at home. Inside the unit it extends to linen and toiletry changes and basic furniture repairs.
