My view: who should pick which
These are next-door neighbours with the same station, the same hospital and the same school, so the address does not decide it. What does is age, size and how you want to buy. Eaton is the more flexible buy: a wider range from one-bedroom to penthouse, the lower price per square foot and fee, and a resale record in the building that lets you negotiate against real numbers; the trade-off is 20 homes per floor. Conlay is the newer, quieter building, with 14 to 16 homes per floor, a Kerry Hill design and optional concierge services, but it tops out at 1,335 sq ft and its developer price sits above every recorded sale at the three nearby buildings I compared it with. If you need three bedrooms, Eaton is the only choice of the two; for a one- or two-bedroom, I would price a Conlay unit against an Eaton resale before deciding.
