My view

What you buy at Ascott Star Residence is a completed tower on Jalan Yap Kwan Seng with the Ascott name attached. Menara AmBank is about 50 m away, the Twin Towers about 450 m and Avenue K about 550 m, and the building has been finished since 2021, so you can walk the actual unit instead of a show unit. The private homes sit on Levels 35 to 56 with their own lift, above the Ascott-run floors, and residents can pay for Ascott's concierge, room service, and laundry and valet services when they want them. The trade-off is price: the developer's list price works out at about RM 2,274 to 2,583 per square foot, while units across the Star Residences development recorded about RM 1,470 to 2,380 from 2024 to 2026. Ask for the price of the exact unit and set it against the sales below.

How I read it. Across the Star Residences development, the middle of the 11 one-bedroom-size sales is about RM 1,620 per square foot, against the developer's list price of about RM 2,274 to 2,583. The larger units recorded higher, about RM 1,810 to 2,380, and the highest figures are on the upper floors. The Mews, about 230 m away, recorded much less, about RM 1,080 to 1,300; Four Seasons Place, the other branded residence nearby, recorded about RM 2,530 to 3,510 for its large units. So the useful comparison is the price of the exact unit you are offered, from the developer or on the resale market, against these records, not the headline figure. All three are finished buildings you can inspect today. For rent, units of 710 to 722 sq ft across the Star Residences development are listed at RM 4,100 to 4,500 a month and 948 sq ft units at RM 5,500 to 6,500, while The Mews' 925 to 943 sq ft units are mostly listed at RM 4,100 to 4,500. These listings cover all three towers and are for whole units let by the month, so they do not show what the Ascott-run serviced residences on the lower floors charge.

What I would pick. For a couple, the 2-bedroom Type C at about 948 sq ft is the layout I would start with: two bathrooms, and the size with the most comparable records nearby. For a family, Type E at 1,400 sq ft gives three bedrooms and three bathrooms on Levels 43 to 56. Types D, F1, F2 and G are on the top floors, Levels 53 to 56, where there are only 5 or 6 units per floor. Because the building is finished, you can ask to see the actual unit and its view before you decide.

What does it cost to hold each month?

The maintenance fee is about RM 0.65 per sq ft a month, including the sinking fund, so:

Ascott Star Residence has the highest starting price of the four and the widest range of sizes, up to 2,972 sq ft. It and Jewel by Oxley are completed; DIVINE and DAWN, both about 230 to 290 m away, are new launches with much smaller units and completion expected in 2032 and 2029.

The H2O facility deck on Level 6 has a pool, kids' pool, reflective pool, jacuzzi, pool deck, floating cabana, hydrotherapy shower, koi pond and rock garden; a gym area, dance and yoga room and kickboxing room; a sports lounge, two VIP KTV rooms and three KTV rooms; a banquet room with pre-function area, an outdoor pavilion and BBQ lounge, a hammock garden, a reading room, an outdoor playground and child play area, and a chill-out area. There is also a link bridge, surau, laundromat, convenience store, meeting room, management office, and changing rooms and toilets. The O3 Sky Park has a sun deck, lap pool and pool deck. Star Boulevard, the retail podium, carries the Star Walk of Fame, billed as South East Asia's first.
