Quick answer: who is DAWN KL City Centre for?
DAWN KL City Centre suits buyers who want the lowest entry price into this corner of KL City Centre, about 385 m from the Petronas Twin Towers: a 348 to 416 sq ft suite from RM 717,000, or a 550 to 835 sq ft serviced apartment from RM 1,270,000. It is less suited to buyers who need their own car park, which is not provided, or a two-bedroom home with two bathrooms that is not a dual key.
My view
What you buy at DAWN is a small unit at a lower ringgit price within walking distance of the Twin Towers, Suria KLCC and Avenue K, with the KLCC LRT and Kampung Baru LRT stations about 500 to 650 m away. The building splits into two parts: lifestyle suites of 348 to 416 sq ft on Levels 10 to 21, sold as office suites, and serviced apartments of 550 to 835 sq ft from Level 23A up, with facilities on Levels 9, 22 and 23 in between. The price per square foot is not low, though: from about RM 2,048, above what small finished suites nearby have recorded. The other trade-offs are practical. No unit comes with an allocated car park; you rent one at about RM 250 a month. And every two-bedroom that is not a dual key has a single bathroom.
- Suits: a professional who wants a small office suite in the city centre; a buyer who wants a dual-key serviced apartment to live in one part and let the other; a buyer who does not drive.
- Think twice if: you need a car park with the unit, or a family two-bedroom with two bathrooms.

What do nearby homes actually sell and rent for?
DAWN has no recorded sales yet. The closest references are Scarletz Suites, a completed building of small commercial suites about 460 m away on Lorong Yap Kwan Seng, for suites of 452 to 549 sq ft, and Sky Suites, a completed serviced-apartment building about 520 m away, for units of 549 to 883 sq ft.
Recorded sale prices, 2024 to 2026
| Project | Unit size | Sales | Price | Price per sq ft |
|---|---|---|---|---|
| DAWN KL City Centre (launch, expected April 2029) | 348 to 835 sq ft | New launch | RM 717,000 to 1,972,000 | From about RM 2,048 |
| Scarletz Suites (completed) | 452 to 549 sq ft | 3 | RM 750,000 to 963,000 | About RM 1,660 to 1,750 |
| Sky Suites (completed) | 549 to 689 sq ft | 6 | RM 576,000 to 1.00 million | About RM 1,020 to 1,530 |
| Sky Suites (completed) | 797 to 883 sq ft | 10 | RM 924,000 to 1.20 million | About RM 1,110 to 1,450 |
Nothing recorded nearby is as small as DAWN's 348 to 416 sq ft suites.
Asking rents, September–October 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| Scarletz Suites | 450 sq ft | RM 3,500 to 4,000 (mostly RM 3,500 to 3,800) |
| Scarletz Suites | 470 sq ft | RM 3,500 |
| Sky Suites | 649 to 710 sq ft | RM 3,400 to 4,000 |
| Sky Suites | 795 to 889 sq ft | RM 3,500 to 4,800 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. DAWN's price list starts at about RM 2,048 per square foot, above Scarletz Suites (about RM 1,660 to 1,750) and well above Sky Suites, where the middle of the sales is about RM 1,140 for the smaller units and RM 1,260 for the larger ones. In ringgit the gap is smaller: DAWN's starting price of RM 717,000 is within the range Sky Suites' 549 to 689 sq ft units sold for, for a smaller unit. Scarletz has only three recorded sales, so treat it as a first read. DAWN is a launch price for a building expected in 2029, while the other two are finished buildings you can inspect today; Sky Suites is freehold like DAWN, while Scarletz Suites is leasehold. Compare the exact unit you are quoted, not the headline figure. For rent, Scarletz Suites' 450 sq ft suites are mostly listed at RM 3,500 to 3,800 a month and Sky Suites' 649 to 710 sq ft units at RM 3,400 to 4,000. Nothing listed nearby is as small as DAWN's 348 to 416 sq ft suites.
Which DAWN KL City Centre layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A, A1, A4, A5 (lifestyle suites) | 348 to 350 sq ft | 1 room, 1 bathroom | A professional who wants a small city office |
| A2, A3, A6, A7 (lifestyle suites) | 402 to 416 sq ft | 1 room, 1 bathroom, with balcony | The same, with a little more space |
| B | 550 sq ft | Dual key, 2 bathrooms | An owner who wants to live in one part and let the other |
| B1 | 550 sq ft | 2 bedrooms, 1 bathroom | A couple or two sharers |
| C, Ca, C3, C4 | 760 to 806 sq ft | Dual key, 2 bathrooms | An owner who wants to let one part, or both |
| C1, C1a, C2, C2a, C5, C6, C7, C8 | 737 to 835 sq ft | 2 bedrooms, 1 bathroom | A couple who wants a second bedroom |
What I would pick. The show units are Type B (550 sq ft) and Type C1 (739 sq ft), and there are virtual show units for Types A3, B1 and C4. Type B is the one I would look at first: a dual key with two bathrooms in 550 sq ft, so it can be lived in as one or split. If you want a larger home for yourself, the dual-key C types are the only layouts above 750 sq ft with two bathrooms. The suites on Levels 10 to 21 are office suites on a commercial title, so check how you plan to use one before you buy.
What does it cost to hold each month?
The maintenance fee is RM 0.70 per sq ft a month, including the sinking fund, so:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A (suite) | 350 sq ft | About RM 245 |
| A3 (suite) | 416 sq ft | About RM 291 |
| B (dual key) | 550 sq ft | About RM 385 |
| C1 (2 bedrooms) | 739 sq ft | About RM 517 |
| Ca (dual key) | 806 sq ft | About RM 564 |
| C2a (2 bedrooms) | 835 sq ft | About RM 585 |
On a 1,000 sq ft unit that is about RM 700 a month, against about RM 650 at Ascott Star Residence, RM 680 at DIVINE KL City Centre and RM 800 at CloutHaus. Add about RM 250 a month if you rent a car park. Quit rent and assessment tax come on top.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| DAWN KL City Centre | RM 717,000 | from about RM 2,048 | 348 to 835 sq ft | 960 | RM 0.70 psf incl. sinking fund | Expected April 2029 |
| DIVINE KL City Centre | RM 997,000 | from about RM 1,600 | 502 to 1,319 sq ft | 1,033 | RM 0.68 psf | Expected Q3 2032 |
| CloutHaus | RM 1,548,800 | about RM 2,900 | 549 to 1,216 sq ft | 615 | RM 0.80 psf | Expected 2029 |
| Ascott Star Residence | RM 1,655,704 | about RM 2,274 to 2,583 | 679 to 2,972 sq ft | 1,510 (whole development) | RM 0.65 psf incl. sinking fund | Completed 2021 |
DAWN has the lowest starting price of the four and the smallest units. DIVINE, its neighbour less than 100 m away, starts lower per square foot but is expected three years later. CloutHaus, about 420 m away, is expected in the same year at a higher price per square foot, and Ascott Star Residence, about 290 m away, is already completed.
Facilities
Level 9 has a sport court with a half basketball court, a badminton court, a co-working space, a games room, book nooks, a garden terrace and garden verandah, an outdoor playground, an indoor play gym, a kids' water play pool, a parcourse, a surau and changing rooms. Level 22 has the swimming pool, a shallow pool, a wading pool, a light jacuzzi, a pool deck and pool lounge, an outdoor deck, a function room and changing rooms, with a floating gym on Level 23.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| About 385 m from the Petronas Twin Towers, walking distance to two LRT stations | No allocated car park; renting one costs about RM 250 a month |
| Lowest starting price of the four in the table, from RM 717,000 | Price per sq ft above recorded sales of finished suites nearby |
| Dual-key layouts from 550 sq ft | Two-bedrooms that are not dual key have one bathroom |
| Facilities on Levels 9, 22 and 23 | Up to 40 suites per floor on the lifestyle-suite levels |
