Conlay's two-bedroom is about 240 sq ft bigger than Pavilion Square's, but Conlay has no studio and no three-bedroom. At Conlay, the 743 sq ft units come without a car park; 840 to 1,206 sq ft units have one and the 1,335 sq ft unit has two.

Price per square foot and monthly cost

Per square foot the two overlap: Conlay about RM 2,300 to 2,600 (gross), Pavilion Square about RM 2,300 to 2,800. Conlay's monthly fee is lower, RM 0.80 psf against RM 0.90 psf.

These are the maintenance fee only. Conlay's RM 0.80 psf includes the sinking fund, and its optional concierge services are charged on top; at Pavilion Square the sinking fund comes on top. Quit rent and assessment tax are extra at both.

What nearby homes sell and rent for

Each review uses completed towers a short walk away. Recorded sales are 2024 to 2026; asking rents are September 2026.

10 Stonor (Conlay review)743 to 980 sq ft21 sales, about RM 1,350 to 2,080RM 3,800 to 6,000, mostly RM 4,200 to 4,700 (801 to 810 sq ft)
The RuMa (Conlay review)915 to 990 sq ft22 sales, about RM 1,480 to 1,890RM 5,000 to 8,000, mostly RM 6,000 to 7,000 (915 to 926 sq ft)

Pavilion Suites (Pavilion Square review)1,259 sq ft4 sales, about RM 2,940 to 3,240RM 10,000 to 15,000 (1,254 sq ft, 2 bedrooms)

Conlay's price sits above every recorded sale at 10 Stonor, The RuMa and Banyan Tree Signature. Pavilion Square's launch price sits below Pavilion Suites' recorded sales and above Banyan Tree Signature. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two share a station and start at about the same price per square foot, so the choice comes down to three things: finished or not, how much floor area you need, and how close you want to be to the mall. Conlay is finished, has 491 homes over 51 floors, starts at 743 sq ft and has the lower monthly fee; its two-bedroom is the roomier of the two. Pavilion Square costs less to get into, covers a studio through to a three-bedroom, is handed over fully furnished, and has the bridge into Pavilion KL, but it is 960 homes in one tower and you wait until the expected Q3 2029 completion.

Pick Conlay if…

  • you want a finished building you can inspect and move into now;
  • you want a larger one-bedroom, 1 + 1 or two-bedroom;
  • you want to be about 230 m from Conlay MRT and close to Prince Court Medical Centre;
  • you want the lower monthly fee and value the Kerry Hill design.

Pick Pavilion Square if…

  • you want the lower entry price, from RM 1,319,000;
  • you want a studio, or a 3-bedroom, 3-bathroom layout;
  • you want direct access to Pavilion Kuala Lumpur through the link bridge;
  • you want a fully furnished handover and can wait for 2029.
