My view: who should pick which

I look at both as Airbnb investments, not homes, and I would not buy either to live in myself. They are close cousins: same developer, same fee, same management package, and the same top size of 678 sq ft. The real differences are the ticket size, the building and the wait. Branniganz lets you in for RM 212,900 less, but that comes from a 344 sq ft studio, not a lower price per square foot, and Type C alone is 410 units, so a C unit competes with hundreds of identical units for the same guests. Phoeniz costs more to enter, is slightly cheaper per square foot, and has fewer than 400 units in the whole tower, but its 60-month build period is likely the longer wait. If I were choosing a dual key at 678 sq ft for short-stay letting, I would weigh the Branniganz Type B's second bedroom against Phoeniz's smaller building.

Pick Branniganz if…

  • you want the lowest entry price into a furnished short-stay unit in Bukit Bintang (from RM 803,500);
  • you want to be about 130 m from Sungei Wang Plaza and about 5 minutes' walk from the Bukit Bintang MRT and monorail;
  • you want a 2-bedroom, 2-bathroom dual key at 678 sq ft to let as two keys;
  • you prefer a completion target year (expected 2028) and do not need a car park with the unit.
