Price per square foot and monthly cost

Per square foot, Orion is about RM 2,707 to 3,750 and Pavilion Square about RM 2,300 to 2,800. The monthly fee is the bigger gap: RM 1.32 psf at Orion, RM 0.90 psf at Pavilion Square.

These are the maintenance fee only. Orion's RM 1.32 psf includes the 10% sinking fund; at Pavilion Square the sinking fund comes on top. Quit rent and assessment tax are extra at both.

What nearby homes sell and rent for

Both reviews use completed towers within walking distance. Recorded sales are 2024 to 2026; asking rents are September 2026.

ReferenceUnit sizeRecorded sales, price per sq ftAsking rent per month
Pavilion Suites (both reviews)721 to 743 sq ft9 sales, about RM 2,500 to 3,520RM 5,500 to 6,500 (718 to 747 sq ft, 1 bedroom)
Pavilion Suites (both reviews)1,259 sq ft4 sales, about RM 2,940 to 3,240RM 10,000 to 15,000 (1,254 sq ft, 2 bedrooms)

TRX Residences (Orion review)850 sq ft12 sales, about RM 1,900 to 2,650RM 6,500 to 8,500 (850 sq ft)

Orion's price starts inside the range Pavilion Suites units actually sold for and runs above its top, and it is above everything recorded at TRX Residences and Banyan Tree Signature. Pavilion Square's launch price sits below Pavilion Suites' recorded sales and above Banyan Tree Signature. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two are neighbours, so the choice is not about location. It is finished and boutique against new and larger. Orion is done: 298 homes, fully furnished with Gaggenau, Miele, Bosch and Kohler, hotel-style services such as the limousine service and a private vault, and a unit you can walk through before you pay. You pay for that in the price per square foot and in the monthly fee of RM 1.32 psf. Pavilion Square costs less to enter and less per square foot, has a bridge into Pavilion KL and a wider spread of layouts, all fully furnished with a balcony, but it is 960 homes in one tower and you wait until the expected Q3 2029 completion.

Pick Orion Residence if…

  • you want a finished building you can inspect and move into now;
  • you want a building of only 298 homes;
  • you want to be about 300 m from Bukit Bintang MRT;
  • you want a terrace unit or a 3-bedroom dual key, and accept RM 1.32 psf a month.

Pick Pavilion Square if…

  • you want the lower entry price and the lower price per square foot;
  • you want direct access to Pavilion Kuala Lumpur through the link bridge;
  • you want a lower monthly fee per square foot;
  • you need a 1 + 1, a 2 + 1, or a 3-bedroom that is not a dual key, and can wait for 2029.
