Royal Lexis's launch price from about RM 2,950 psf sits well above anything Pavilion Ceylon Hill sold for and above the three Ritz-Carlton Residences sales, and there is no resale evidence yet for what a private-pool unit is worth once the building is finished. CloutHaus's launch price sits above every recorded Star Residences sale and inside the range of Pavilion Suites' smaller units. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

On paper these two look alike: both in KL City Centre, similar sizes, both at about RM 2,900 to 2,950 psf and both expected in 2029. What you are buying is very different. Royal Lexis sells one thing nothing else in the city centre sells, a pool in your own unit, in a tower where a hotel operates alongside you. Two things to settle first: no car park is allocated to owners, and the Serviced Residence title sits outside the Housing Development Act, so take that to your solicitor. CloutHaus sells the address and the view, directly facing the Twin Towers, with Paradox hotel services, a lower entry price and a 3-bedroom option; its commercial title means you should confirm utility tariffs and assessment rates with the developer.
