Location: how they differ

The two towers are about 1.2 km apart in a straight line. Pavilion Square is in the Bukit Bintang shopping belt: Pavilion Kuala Lumpur is about 270 m away through its own link bridge, with The Starhill and Mercato close by. CloutHaus is at the KL City Centre end, directly facing the Twin Towers: Suria KLCC mall is about 240 m away and Laman Standard Chartered Kuala Lumpur about 100 m. For trains, Pavilion Square leans on the MRT (Conlay and Bukit Bintang), CloutHaus on the LRT and monorail.

Price per square foot and monthly cost

Per square foot, Pavilion Square is about RM 2,300 to 2,800 and CloutHaus about RM 2,900. The monthly fee runs the other way: RM 0.90 psf at Pavilion Square, RM 0.80 psf at CloutHaus.

These are the maintenance fee only. CloutHaus's RM 0.80 psf includes the sinking fund; at Pavilion Square the sinking fund comes on top. Quit rent and assessment tax are extra at both.

What nearby homes sell and rent for

Neither building is finished, so both are priced against completed towers nearby. Recorded sales are 2024 to 2026; asking rents are September 2026.

ReferenceUnit sizeRecorded sales, price per sq ftAsking rent per month
Pavilion Suites (used for both)721 to 743 sq ft9 sales, about RM 2,500 to 3,520RM 5,500 to 6,500 (718 to 747 sq ft, 1 bedroom)

Star Residences (CloutHaus review)1,356 sq ft4 sales, about RM 1,950 to 2,220About RM 13,000 (1,442 sq ft)

Pavilion Square's launch price sits below what Pavilion Suites actually sold for and above Banyan Tree Signature. CloutHaus's launch price sits above every recorded Star Residences sale and inside the range of Pavilion Suites' smaller units. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two are closer in price than they look: both start between about RM 1.32 million and RM 1.5 million and both are expected in 2029. The difference is what you are paying for. At Pavilion Square it is the Pavilion name, the bridge into the mall and a wide spread of layouts, every one fully furnished with a balcony, in a 960-home tower that splits each floor into two sides of 10 units with their own 6 lifts. At CloutHaus it is the view: one of the last plots directly facing the Twin Towers, hotel services by Paradox Hotel Kuala Lumpur, fewer homes and dual-key layouts, at a higher price per square foot but a lower monthly fee.

Pick Pavilion Square if…

  • you want the lower entry price and the lower price per square foot;
  • you want to walk into Pavilion Kuala Lumpur through the dedicated link bridge;
  • you need a 2 + 1 or a 3-bedroom, 3-bathroom layout;
  • you want the unit handed over fully furnished.

Pick CloutHaus if…

  • you want to face the Petronas Twin Towers;
  • you will use hotel services from Paradox Hotel Kuala Lumpur;
  • you want a dual-key unit, to live in one side and let the other;
  • you prefer a building of 615 homes and a lower monthly fee per square foot.
