My view: who should pick which
Both are family products, but in different places and at different stages. Levia is the one I would point to for a new home in Cheras, Kuala Lumpur: every unit on sale has at least three bedrooms, the two larger types have a second master bedroom for multi-generation living, parking is generous at 2 to 4 car parks, and 778 homes on 4.71 acres is roomy for a Kuala Lumpur high-rise. What I would weigh is the price, from about RM 730 per square foot against cheaper resale records nearby, and the train, which is a drive or a shuttle ride away until the MRT3 line arrives. AKASA's main difference is that it is already built: it was completed in 2021, so the facilities, the views and the finishes are there to inspect. It costs less per square foot, the layouts go up to 2,048 sq ft and there is a dual-key unit. The trade-offs are 22 units a floor in Tower A, 998 homes in all and MRT stations about 2 km away.
