Quick answer: who is Levia Residence for?

Levia Residence suits families, including multi-generation households, who want a three- or four-bedroom condominium in Cheras with 2 to 4 car parks and a lower-density layout: 778 homes on 4.71 acres, from RM 684,000 for 938 sq ft. It is less suited to buyers who need an operating train station within walking distance, since the nearest running MRT stations are about 2.3 to 2.8 km away and the closer MRT3 stations are still planned.

My view

Levia is a family product. Every unit on sale has at least three bedrooms, the two larger types have a second master bedroom for multi-generation living, and the parking is generous: 2 car parks for the 938 and 1,109 sq ft units, 3 to 4 for the 1,364 sq ft units. At 778 homes on 4.71 acres, about 165 per acre, it is roomy for a Kuala Lumpur high-rise, and the towers face north and south. Matrix Concepts has added services that families use: a daily shuttle to Maluri MRT, AEON Maluri, Sunway Velocity, MyTOWN and TRX, a childcare centre, a parcel station, face-recognition security and 29 EV fast chargers. What I would weigh is price and transport. From about RM 730 per square foot, Levia is well above what completed serviced apartments nearby have resold for, and until the MRT3 line arrives, the train is a drive or a shuttle ride away. Completion is expected in Q4 2027.

  • Suits: families who need three or four bedrooms and two or more car parks; multi-generation households that want two master bedrooms; owners who drive and use the MRR2.
  • Think twice if: you need to walk to a running train station, want to pay a resale price rather than a new-launch price, or need a two-bedroom unit.

The group was established in 1996 and has been listed on the Main Market of Bursa Malaysia since 2013, with businesses in property development, construction, education, hospitality and healthcare, and developments in Melbourne, Australia and Jakarta, Indonesia. Its best-known project is the Bandar Sri Sendayan township in Negeri Sembilan, more than 6,000 acres, which includes Matrix Global Schools, d'Tempat Country Club and d'Sora Business Boutique Hotel. What do nearby homes actually sell and rent for?

I use the two nearest newer completed developments with recent sales. Arte Cheras, a completed serviced apartment about 1.3 km away with units of about 870 to 1,010 sq ft, is the main reference. Shamelin Star Residence, a completed serviced apartment about 1.8 km away with units of about 850 to 1,230 sq ft, is the second. Both are serviced apartments, while Levia is a condominium.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. Levia's starting figure of about RM 730 per square foot is well above both references: Arte Cheras units of 868 to 1,013 sq ft were recorded at about RM 460 to 600 per square foot, most of the 868 sq ft units at RM 440,000 to 520,000, and Shamelin Star Residence at about RM 590 to 600. A 940 sq ft Arte Cheras unit was recorded at RM 525,000 in January 2024, against Levia's price list starting at RM 684,000. Part of the gap is new against resale, and part is product: Levia is a condominium on a residential title with 2 to 4 car parks and 3+1 and 4+1 layouts, which neither reference offers in the same way. Even so, I would compare the exact unit you are quoted, and go in knowing that the nearby resale market is cheaper. Shamelin Star had only four records, all in 2024. For rent, units close to Levia's 938 sq ft Type B ask RM 2,000 to 2,499 a month at Arte Cheras (940 sq ft) and RM 2,400 to 2,800 at Shamelin Star Residence (914 to 916 sq ft). For the larger types, Arte Cheras's 1,024 sq ft units ask RM 2,500 and its 1,350 sq ft units, about the size of Levia's 1,364 sq ft Type D, RM 3,500.

The 767 sq ft Type A (238 units) is not being sold.

What I would pick. Type C at 1,109 sq ft: three bedrooms including a junior master, a utility room and three bathrooms, with 2 car parks. For a larger household, Type D adds a fourth bedroom and 3 to 4 car parks; in Tower B, confirm the car park arrangement for your unit, since not every Type D comes with 4. Types B and D are the two show units. Ask which side the unit faces: the towers face north, with views towards KL City Centre and TRX, and south, towards EkoCheras and Taman Midah.

What does it cost to hold each month?

The estimated maintenance fee is RM 0.33 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 330 a month, against about RM 380 at Aricia Residences, both including the sinking fund, and about RM 330 at Arte Star with its 10% sinking fund. Quit rent and assessment tax come on top.

There are no other new launches I track close to Levia; Aricia Residences is about 3.7 km away on Jalan Sungai Besi and Arte Star about 4.2 km away at Salak Selatan. Levia is priced between the two per square foot, is expected first, and is the only one of the three where every unit on sale has three bedrooms or more. Facilities

On the ground floor are a lobby lounge, the management office and a function pavilion hall; on Level 1 a prayer room and taska space. The Level 6 facility deck has a garden walkway, a swimming pool, a pool deck, a pool cabana and shallow pool, a jacuzzi, a pool lounge, a sunken yoga deck, a water feature courtyard, a sauna, a grill deck, a farm kitchen, an open green lawn, an outdoor shower, a herb garden, an outdoor co-working deck, a kids' playground and kids' pool, a garden lounge, an outdoor fitness garden and reflexology park, a forest garden and a courtyard garden. The Level 6 mezzanine has the gym and a sports lounge, and Level 36 has a sky lounge and garden deck. There is also a golf simulator, a family entertainment room, a smart concierge kiosk for cleaning, dry cleaning and air-conditioner servicing, a childcare centre and kindergarten, a parcel delivery station, rainwater harvesting and solar power for the common areas.
