My view
The main difference between AKASA and the new launches around Seri Kembangan is that it is already built. It was completed in 2021, so what you see is what you get: the facilities, the views and the finishes are there to inspect. The facility deck is the headline, about 150,000 sq ft across Level 7 and the rooftops, with a man-made sandy beach pool of about 13,000 sq ft and an Olympic-length lap pool. The layouts are generous, from an 850 sq ft 2-bedroom to a 2,048 sq ft 4-bedroom, and there is a 1,500 sq ft dual-key unit that suits a family with elderly parents or a grown-up child. The trade-offs: Tower A is dense at 22 units a floor, and the MRT stations are about 2 km away, which is why the development runs a shuttle.

How I read it. I found no current asking rents for Green Suria @ Bandar Tun Hussein Onn, the closer of the two references, so the table shows only Jadite Suites, a completed serviced residence in Cheras about 3.5 km away in a straight line. Its 947 to 1,028 sq ft units, around the size of AKASA's 1,000 sq ft Type B, ask RM 1,600 to 2,000 a month, and its 1,206 to 1,216 sq ft units, near the 1,155 sq ft Type C, RM 2,000 to 2,700. With one reference building some distance away, treat this as a rough guide only; I found nothing comparable for the 2,000 sq ft and larger layouts.

What I would pick. For a family, Type C at 1,155 sq ft is the practical middle: three bedrooms and two bathrooms with room to spare. The layout I find most useful here is the 1,500 sq ft Type D: the dual-key design gives you, in effect, two homes behind one front door, so parents and an adult child each get their own space. Because the building is finished, ask to see the actual unit and the view; depending on the unit, it looks towards the Kuala Lumpur skyline, Kajang or the pool.

The three neighbours are new launches in Seri Kembangan, about 6 to 7 km west of AKASA. AKASA is priced higher per square foot than Quaver and Trinity Nordic, but it is the only one of the four you can move into now; the others are expected between 2027 and 2030.
