Some of Verve Suites' early-2024 records may be the developer's first sales rather than resales, which is why I lean on Millerz Square as the steadier reference for Gen Starz. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two sit on the same road but are built for different buyers. M Aurora is scale and value: the lowest entry price of the Old Klang Road launches I compare, layouts up to four bedrooms, and a facility deck of about 2 acres. The price of that scale is 1,544 homes at 20 to 21 per floor, and a site close to the NPE flyover and the KTM line, so the facing matters. Gen Starz is the opposite: one block of 360 homes, 10 per floor, partly furnished, and expected sooner, but it starts from about RM 912 per square foot and was still at the piling stage at the last update. If you need three bathrooms or four bedrooms, or the budget is tight, I would look at M Aurora; if you want fewer neighbours and a compact home near Mid Valley, Gen Starz.
