- Around Ayanna: The Rainz Bukit Jalil, completed in 2018, sold 18 units of 1,475 to 1,873 sq ft for RM 820,000 to 1.24 million (about RM 560 to 720 psf); The Z Residence, completed, sold 25 units of 1,033 to 1,249 sq ft for RM 470,000 to 655,000 (about RM 440 to 580 psf). Both are about 2 km from Ayanna. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
Both are buildings for households that need room, both carry a residential title, and neither sells anything below three bedrooms. The difference is what you trade. Ren gives you the lower price per square foot and a walk to Alam Sutera LRT, and it gets a lot of rooms into modest floor areas, but 1,260 homes share two towers at 16 units per floor. Ayanna costs more per square foot but gives you more floor area, the lowest fee in my comparison, a 1.3-acre park at ground level, and a smaller community of 824 homes at 9 to 13 per floor; in exchange, you will be driving to the station. I would stand in each lift lobby at 8am before deciding.
Pick Ren Residence if…
- you want the lower entry, from RM 537,000, and the lower price per square foot
- you want Alam Sutera LRT about 650 m away
- a 920 sq ft three-bedroom, or a 3 + 1 of 1,050 to 1,120 sq ft, is enough
- Tzu Chi International School, about 240 m away, matters to you
Pick Ayanna if…
- you need more space, up to 2,453 sq ft, or a 4 + 2 bedroom or dual key
- you want the lower fee, RM 0.27 psf
- you want completion sooner, expected Q2 2027
- you want the 1.3-acre park, a pet zone and 2 to 4 car parks
