Both are family projects at a similar price per square foot, so I would choose on the side of Segambut you live your life on, and on how long you can wait. Arunya is the roomier one: most of its homes are three-bedrooms of more than 1,000 sq ft with a balcony and two car parks, in a project of 631 homes, with the MRT about 600 m away and completion that was expected in 2025, so confirm the handover status. Its smaller Types A and B have no balcony and one car park, and no wall can be hacked. Stellaris is the better-connected one for Mont Kiara, Publika and the DUKE highway, with a covered walk to the KTM, and you can inspect Savio and Savvy next door, built by the same developers. Its units are practical rather than large, Tower B has 22 units on a floor, and you wait until Q3 2029.
