Quick answer: who is Stellaris for?

Stellaris suits buyers who want a two- or three-bedroom home close to Mont Kiara and Publika at a lower price, with a covered walk to a train station: Segambut KTM is about 320 m away. It also suits multi-generation families and owners who want to let part of their home, through the dual-key units. It is less suited to buyers who want a small building: 1,143 homes share two towers, with up to 22 units on a floor in Tower B.

My view

Stellaris is the last phase of a development that has already delivered two: Savio, completed in 2021, and Savvy, completed in 2024, both next door. That lets you walk around finished buildings by the same developers before you decide, and it shows what this part of Segambut has become. The location is the main draw: a covered walkway to Segambut KTM, direct links to the DUKE and DUKE 2 highways, and Publika and Mont Kiara about 2 to 3 km away. The units are practical rather than large, from 766 sq ft for two bedrooms to about 900 sq ft for three, with dual-key options up to 1,206 sq ft, and every unit has a balcony and at least two car parks. The trade-off is density: 22 units on each floor of Tower B, served by 5 lifts and a service lift, and a ceiling height of 2.9 m to the slab.

  • Suits: couples and young families; buyers who want to use the KTM; multi-generation households or owners who want to let a studio (dual-key types D, E1 and E2-c).
  • Think twice if: you prefer a low-density building, or you need four bedrooms or more than about 1,200 sq ft.

Who is the developer?

Stellaris is developed by 368 Segambut Sdn Bhd, a joint venture of IJM Land Berhad and FCW Holdings Berhad. IJM Land develops residential, commercial, retail and township projects across Malaysia and abroad, including The Light Waterfront in Penang, Pantai Sentral Park in Kuala Lumpur and the Seremban 2 township; it was named one of the Top 10 Developers in The Edge Malaysia Top Property Developers Awards 2024. FCW Holdings Berhad was incorporated in 1957 and has been listed on the Main Market of Bursa Malaysia since 1972; through its subsidiaries it works in property development, contract manufacturing and distribution.

Riana Dutamas is a 16-acre development. Its first two phases are completed and fully sold: Savio (1,018 homes, completed 2021) and Savvy (921 homes, completed 2024). Stellaris is the final phase. For driving, Stellaris has direct access to the DUKE highway and links to DUKE 2, with Jalan Segambut, Jalan Kuching and Jalan Duta leading into KL City Centre, Mont Kiara and Hartamas. NKVE, SPRINT, MRR2 and LDP are within reach. A shuttle to MRT Jinjang and other spots such as Publika and MITEC is offered, with conditions. The plans show the access road widened from two lanes to four.

What do nearby homes actually sell and rent for?

The closest like-for-like reference is Savvy @ Riana Dutamas, the developer's own phase next door, completed in 2024 and about 150 m away. The ERA @ Duta North, a completed serviced residence about 1.1 km away, is the second reference, with many recorded sales at sizes close to Stellaris's units.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. Stellaris's starting figure of about RM 700 per square foot sits inside the range that finished homes next door and nearby actually sold for: about RM 600 to 740 at Savvy and about RM 610 to 810 at The ERA @ Duta North. In other words, at the starting price you pay roughly what a completed unit nearby costs, but you wait until 2029 to move in, and RM 700 is the lowest figure on the price list, so most units will be priced above it. Savvy's larger units of about 1,200 sq ft sold for less per square foot than its units of about 930 sq ft, a pattern to keep in mind for Stellaris's larger E1 and E2-c types. Savvy has only eight records since 2024, so treat it as a guide rather than a settled market. For rent, Savvy's 911 sq ft units next door, close in size to Stellaris's three-bedroom types, are mostly listed at RM 2,200 to 2,300 a month, while The ERA @ Duta North's 882 to 897 sq ft units are mostly listed at RM 2,500 to 2,700. Neither has rent listings at about 1,200 sq ft, so there is no rent reference yet for the E1 and E2-c dual-key types.

The "a" versions are on Levels 28 to 37 and are about 20 sq ft larger.

What I would pick. For a young family I would start with the B1 at 884 sq ft: three bedrooms at a moderate size, and it is one of the two show units, so you can see it before you buy. The other show unit is the 766 sq ft A1, the sensible two-bedroom. If you want rental income or a separate space for parents, look at the dual-key types: the D at 1,001 sq ft is the most compact way to get a studio with its own entrance, and the E1 and E2-c add a third bedroom. Ask which tower and which side: Tower A has 15 units a floor, Tower B 22, and north-south orientation applies only to selected layouts.

What does it cost to hold each month?

The maintenance fee is RM 0.35 per sq ft a month, including the sinking fund, so:

Bamboo Hills Residences is about 1.5 km away, Tangen Residences about 1.6 km and Arunya Residences KL North about 2.1 km. Stellaris's starting price per square foot is lower than Bamboo Hills and Arunya and a little above Tangen, which offers larger units in a smaller project. Facilities

There are 31 facilities. The Level 7 facility floor has a panoramic terrace, a multi-purpose hall and landscape park, a co-working space, a games room, a convenience shop (provision), a kiddy playland, an indoor lounge, a sun deck, a spa pool, a zen pavilion, a wading pool, a pool garden shower, tranquil greens, a pool deck, an elevated infinity pool and a floating deck. The gym on Level 8 and the dance studio on Level 9 form a duplex fitness studio overlooking the pool. The other facilities are changing rooms, a sauna, a children's playground, a function room, a herb garden, a barbecue terrace, a mini golf putting green, a stroll and jog trail, an outdoor fitness station, an outdoor lounge, a rejuvenation deck, a yoga deck and a reflexology path.
