My view
EkoTitiwangsa is priced as an entry point. At from about RM 630 per sq ft it is the lowest per square foot of the nearby new projects I compare below, and most layouts are compact 1 + 1 and 2-bedroom units of 690 to 854 sq ft. The location is practical: Sentul Timur and Sentul LRT stations are both within about 1 km in a straight line, the developer plans a shuttle to Titiwangsa and Sentul Timur, and Taman Tasik Titiwangsa is about 1 km away. Facilities are spread over three levels, with an infinity pool facing the city on Level 7 and a sky garden on Level 37. The one layout I find most interesting is Type F, a 1,120 sq ft three-bedroom dual-key unit with two car parks. What to weigh: units come bare, apart from the kitchen cabinet, and the residential blocks share a podium with an office tower and retail, so expect more people and cars around the entrance than at a purely residential project.

How I read it. EkoTitiwangsa's starting price per square foot, about RM 630, sits within or below what SkyMeridien and The Capers units actually sold for in 2024 to 2026. Many of the SkyMeridien sales of 1,206 sq ft units were on high floors in 2024 at very similar prices, which suggests some may be first sales rather than resales. Keep in mind that EkoTitiwangsa is a launch price for a building expected in 2028 and is handed over bare, while the others are finished buildings you can inspect today, sold in whatever condition the owner left them. For rent, SkyMeridien's 700 sq ft units, about the size of EkoTitiwangsa's 690 sq ft types, are listed at RM 1,900 to 2,000 a month, and its 800 sq ft units mostly at RM 1,800. What I would pick. Type F, the 1,120 sq ft dual-key unit, is the most flexible: three bedrooms, two bathrooms and two car parks, with a master suite of about 229 sq ft including its bathroom. For one person, Type B at 690 sq ft has a bedroom of about 164 sq ft, larger than Type B1's 134 sq ft, so ask which variant you are being offered. Ceilings are about 3.1 m (2.5 m in bathrooms), and balconies are about 1.2 m wide with a glass railing.

Vox Residence is about 2 km away and Bamboo Hills about 2.8 km, in a straight line. EkoTitiwangsa has the lowest entry price, the lowest price per square foot and the lowest monthly fee of the three. Vox is handed over fully furnished and Bamboo Hills has a link bridge to an MRT station; EkoTitiwangsa offers neither.
Facilities
The ground floor ("The Hub") has a waiting lounge, drop-off area, parcel lockers, mailroom, water feature and retail space. Level 7 ("The Gardens") has an infinity pool of about 36.5 m by 8.6 m with a view of the city skyline, a jacuzzi, wading pool, poolside pavilion, sun lounge, floating deck, BBQ deck, community garden, outdoor social lounge, children's playground, a multipurpose hall of about 4,560 sq ft with table tennis, changing rooms and a surau. Level 8 has a gym of about 3,480 sq ft, a meditation and yoga deck, a reading room and co-working space, an entertainment room, sauna, steam room and the management office. Level 37 ("The Sky") has a breezy hangout, sky garden, active zone, reflexology path, green lawn, picnic meadow and a lookout point. Security has three tiers, from car park access control to the residential lift lobby and lifts, with licence-plate recognition, CCTV, guard tours and panic buttons in the car park.
