My view
What you buy at Bamboo Hills is the MRT link. Kentonmen station on the Putrajaya line is about 100 m away by link bridge, and the line runs through to KL City Centre and TRX without changing trains. UOA has also built a dining enclave next door, and the Level 8 facility deck is very large for this price range: a lap pool and a lazy river, a trampoline park, rock climbing, basketball, badminton and pickleball courts and several gyms, with sky lounges on each roof. The trade-off is scale. There are 2,517 homes, about 257 per acre, and nearly half are the 603 sq ft Type A, with one bathroom and one car park. The price per square foot is also well above what older homes nearby actually sell for, so the MRT link and the new building are what you are paying for.

Bamboo Hills Residences is developed by Concord Housing Development Sdn Bhd, part of the UOA Group. UOA was founded in 1987 and listed on the Australian Stock Exchange as United Overseas Australia Ltd; since 1989 it has been headquartered in Kuala Lumpur. Its development arm, UOA Development Bhd, was listed on Bursa Malaysia in June 2011.
UOA's recent large projects in Kuala Lumpur were handed over before their contractual completion dates. United Point (2,509 units) was handed over between February and June 2020, against a completion date of May 2021. Sentul Point (2,352 units) was handed over between June 2020 and March 2021, each block ahead of its date. How I read it. Bamboo Hills starts at about RM 806 per sq ft, well above the RM 410 to 590 that completed homes in Vista Sentul and Sentul Point actually sold for in 2024 to 2026. Size for size, the 603 sq ft Type A starts at RM 486,000, while 689 sq ft Vista Sentul units sold for RM 335,000 to 360,000. Two things explain part of the gap: Bamboo Hills is a launch price for a building expected in 2029, while the other two are finished buildings you can inspect today; and neither has a bridge to an MRT station. Ask for the price of the exact tower, layout and floor and weigh it against these figures. For rent, units of about 700 to 750 sq ft at Vista Sentul and Sentul Point, close to Bamboo Hills's 732 to 743 sq ft Type B, ask about RM 1,500 to 1,959 a month, and Sentul Point's 850 to 874 sq ft units mostly ask RM 1,850 to 2,200. Neither has rent listings as small as the 603 sq ft Type A.

What I would pick. For a family, any of the 904 sq ft Type C layouts: three bedrooms, two bathrooms, a yard and two car parks. The five C variants share the same size and room count and differ in plan and position, so choose by facing: the storey plans show outlooks ranging from the landed housing nearby to the KL City view over the facility deck. For one person or a couple, Type B1 is the better buy than Type A if you can stretch: a second bathroom and a second car park for 140 sq ft more. Type A is the cheapest way in, but it has one bathroom and one car park.

Stellaris is about 1.5 km away, Vox about 1.6 km and Arunya about 2.3 km, in a straight line. Bamboo Hills has the highest price per square foot of the three that publish one, and is the only one with a link bridge to an MRT station. It is also by far the largest development.

The main facility deck on Level 8 has three zones. The Splash Zone has a lap pool, a lazy river, kids' and wading pools, a hydro gym, hammock area, pool decks, poolside platforms and the Bamboo Club. The Active Zone has a gym, combat gym, indoor and outdoor gyms, indoor yoga and an outdoor yoga deck, a Zumba zone, trampoline park, rock climbing, basketball, badminton, pickleball and table tennis, a playground, kids' playroom, indoor games room and a computer and reading room. The Garden Zone has a garden deck, an edible garden, a herb garden, outdoor dining, a gourmet pavilion and a serenity deck. The Level 8 mezzanine adds lawns and decks for yoga, meditation and observation. Each tower's roof has sky dining and sky lounges, with a BBQ area on Tower A and kitchens on Towers B and C. A grocery and café sit within the development. Rooftop solar panels are estimated to supply about 25% of the residential common-area lighting in the daytime, rainwater is harvested for irrigation and toilets on the facility level, and there are EV charging bays and a community app.
