Is the price fair?

Prices start at RM 538,800 and go up to RM 806,812, with the price per sq ft starting at about RM 762.

Desa Green Serviced Apartments is completed and about 600 m away. From 2024 to 2026 its 721 sq ft units recorded between RM 380,000 and 500,000 (about RM 530 to 690 per sq ft), and its units of 947 to 969 sq ft between RM 495,000 and 640,000 (about RM 520 to 660 per sq ft).

M Aspira's 706 sq ft starting price is RM 38,800 above Desa Green's highest 721 sq ft sale (RM 538,800 minus RM 500,000), for slightly less space. The difference buys a new building, handed over with water heaters, a kitchen cabinet fitted with hood and hob, and an air-conditioner in the living room and each bedroom, plus a 1.21-acre facility deck. Desa Green is an existing older building that can be viewed and lived in today.

TRIA Seputeh was completed in 2023 and is about 2.1 km away. Its 764 sq ft units recorded from RM 781,000 up to 1,000,000, which is between about RM 1,020 and 1,310 per sq ft. That is well above M Aspira, but TRIA is closer to Mid Valley.

Among new projects, M Aspira's price per sq ft is in the middle: above Arte Star (about RM 709 to 752) and The Atas Residences (from about RM 710), below Gen Starz (about RM 912).
