My view on Bukit Jalil

Bukit Jalil suits two kinds of buyer. The first is a family that wants space: Ren Residence, Ayanna Resort Residences and Park Green Pavilion all start at more than 900 sq ft, and Ren Residence and Ayanna are the two lowest on this list per square foot, at about RM 580 and RM 640. The second is a buyer watching the entry price: The Kingswoodz and The Vividz both start below RM 450,000, with units from under 500 sq ft.

The trade-off is the train. All seven projects are more than 500 m from a station, and three are more than 1 km away, so for most owners the LRT is a walk rather than a step outside, and every project relies on the same Sri Petaling line.

Timing is the other thing to weigh. Nothing here is finished, so you are buying for 2027 at the earliest, and The Vividz, The Queenswoodz and Park Green Pavilion, with 2,595 units between them, are all expected in 2029. Price per square foot differs by more than RM 400 between the lowest and highest on this list, so compare on price per square foot and size, not only the starting price.
