OAKA is about RM 914 to 1,056 per square foot (gross) and Park Green about RM 1,007, so on price per square foot they sit in the same band. The monthly fee is where they part: RM 0.51 psf at OAKA against RM 0.44 psf at Park Green.

What nearby homes sell and rent for

Both reviews use The Park Sky Residence, completed in 2019, as a reference, at different sizes.

  • Around OAKA Residences: The Park Sky Residence sold 8 units of 872 to 947 sq ft for RM 763,000 to 850,000 (about RM 840 to 920 psf) and 13 units of 1,044 to 1,109 sq ft for RM 900,000 to 1.20 million (about RM 840 to 1,080 psf). KM1 Bukit Jalil, completed in 2014, sold 10 units of 1,335 to 1,507 sq ft for RM 730,000 to 1.00 million (about RM 500 to 660 psf). Asking rents: The Park Sky Residence RM 2,800 for 868 sq ft, RM 2,400 to 3,600 for 950 to 953 sq ft and RM 3,200 to 5,000 for 1,044 to 1,106 sq ft (mostly RM 3,800 to 4,000); KM1 Bukit Jalil RM 2,500 to 3,600 for 1,300 to 1,350 sq ft and RM 3,500 to 3,800 for 1,508 sq ft.
  • Around Park Green: The Park 2 @ Pavilion Bukit Jalil, completed in 2021, sold 11 units of 1,518 to 1,572 sq ft for RM 1.49 to 1.84 million (about RM 950 to 1,170 psf), and The Park Sky Residence sold 4 units of 1,572 sq ft for RM 1.55 to 1.65 million (about RM 990 to 1,050 psf). Asking rents: RM 6,800 to 11,000 (mostly RM 6,800 to 8,500) for 1,570 sq ft at The Park 2, and RM 5,500 to 5,800 for 1,565 sq ft at The Park Sky Residence.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These are the two smallest buildings by unit count among the six Bukit Jalil launches I compare, and they are small in different ways. OAKA is low density on the ground: 350 homes on 2.2 acres, 7 units per floor, and a residential title, with Sri Petaling LRT within walking distance and two or three parking bays per home. You pay for that in the fee, the highest of the launches I compare at RM 0.51 psf. Park Green has more homes on less land, 453 on 0.92 acres, but only six or seven per floor, and what the price buys is the bridge into Pavilion Bukit Jalil and the park view. It is a commercial title, so confirm utility tariffs. If your household needs a fourth bedroom, only Park Green has one.

Pick OAKA Residences if…

  • you want the fewest units: 350 homes at 7 per floor with 3 lifts
  • you want a walk to Sri Petaling LRT, about 840 m
  • a two-bedroom or 2 + 1 home from 882 sq ft suits you, from RM 836,000
  • you need two or three parking bays
  • you want earlier completion, targeted for Q1 2028

Pick Park Green if…

  • you want to walk into Pavilion Bukit Jalil by the pedestrian bridge
  • you need a four-bedroom, or a three-bedroom up to 1,627 sq ft
  • you value the outlook over Bukit Jalil Recreational Park
  • you prefer the lower fee of RM 0.44 psf
