Vividz vs Kingswoodz: from RM 446,400 for 484 to 915 sq ft against from RM 422,500 for 474 to 904 sq ft, two EXSIM launches in Bukit Jalil.

Vividz vs Kingswoodz 2026: Price, Layouts & Location — Which Suits You?

Quick answer: The Vividz or The Kingswoodz?

Choose The Kingswoodz if price and the train matter most: it starts at RM 422,500, is about 900 m from Awan Besar LRT, comes partially furnished and is expected in 2028. Choose The Vividz if you want to be inside KL Wellness City and closer to Pavilion Bukit Jalil, with top floors of only 5 three-bedroom units per tower and a few elderly-friendly details, and can wait until 2029. The layouts are nearly identical: a one-bedroom, a two-bedroom and a three-bedroom in each.

The two sites are about 1.5 km apart in a straight line, on opposite sides of the township. The Kingswoodz is the station-side choice: Awan Besar LRT is about 900 m away, a bus stop about 230 m, and Aurora Place and SJK(C) Lai Meng about 1 km. The Vividz sits on the southern edge inside KL Wellness City, where KL International Hospital is targeted to open in the second half of 2026; it is closer to Pavilion Bukit Jalil, but the nearest station, Alam Sutera LRT, is about 2 km away.

Every Vividz type has a Kingswoodz twin within about 11 sq ft, so the choice comes down to price, location and completion rather than floor plan. Half of The Vividz's homes, 568 units, are the 915 sq ft three-bedroom. Ask for the current price list for each exact unit, as prices change with each release.

Price per square foot and monthly cost

The Kingswoodz starts from about RM 752 per square foot, and The Vividz from about RM 841. Both are the lowest figures on each price list. At The Vividz the lowest figure is on the 915 sq ft three-bedroom, while its 689 sq ft two-bedroom works out to about RM 934 to 968; at The Kingswoodz the 678 sq ft Type B also works out to more than the starting figure, so compare the exact unit you are quoted.

What nearby homes sell and rent for

Both reviews use two completed buildings on the Pavilion Bukit Jalil side of the township as references: The Park 2 @ Pavilion Bukit Jalil, completed in 2021, and Skyluxe On The Park, completed in 2020.

  • Around The Vividz: The Park 2's 753 sq ft units sold for RM 700,000 to 889,000 (about RM 930 to 1,180 psf) and its 936 sq ft units for RM 830,000 to 1.06 million (about RM 890 to 1,130 psf); Skyluxe On The Park's 710 to 732 sq ft units sold for RM 620,000 to 735,000 (about RM 860 to 1,030 psf). There is no like-for-like for the 484 sq ft Type A. Asking rents: The Park 2 RM 2,600 to 3,999 for 750 sq ft and RM 3,800 to 5,000 for 933 sq ft; Skyluxe On The Park RM 2,100 to 2,800 for 707 to 730 sq ft.
  • Around The Kingswoodz: the same Park 2 and Skyluxe sales, plus The Rosewoodz, EXSIM's building completed in 2024, where 775 to 947 sq ft units sold for RM 580,000 to 755,000 (about RM 750 to 810 psf). Asking rents: The Rosewoodz RM 2,800 to 3,000 for 771 to 775 sq ft and RM 2,800 to 3,300 for 950 sq ft; Skyluxe On The Park RM 2,100 to 2,800 for 707 to 730 sq ft; The Park 2 RM 2,600 to 3,999 for 750 sq ft (mostly RM 3,500) and RM 3,800 to 5,000 for 933 sq ft.

Some recent sales in newly completed buildings are the developer's own first sales being registered, not resales. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two are closer than most pairs I compare: same developer, same three layouts, sizes within about 11 sq ft. What separates them is where they sit. The Kingswoodz is the practical buy: lower price, a walkable station and completion expected a year earlier, in a bigger building of 1,558 homes at 14 to 17 units per floor, against about 13 on The Vividz's typical floors. The Vividz costs more per square foot and leaves you relying on a car, a bus or the proposed shuttle for the LRT, but it puts you inside KL Wellness City, closer to Pavilion Bukit Jalil, with a stacking plan that thins to 5 three-bedroom units per tower at the top. If you commute by train, I would lean to The Kingswoodz; if you drive and have parents living with you, The Vividz is worth the extra.

Pick The Vividz if…

  • you want to live inside KL Wellness City, with the hospital as your neighbour
  • Pavilion Bukit Jalil at about 1.4 km matters more than the LRT
  • you want a top-floor three-bedroom where there are only 5 units per tower on the floor
  • you have parents living in and value the ramp, wider bathroom and shower seating ledge

Pick The Kingswoodz if…

  • you want the lowest entry price, from RM 422,500
  • you want to walk to an LRT station, about 900 m
  • you want partial furnishing as standard
  • you want completion expected sooner, in 2028
