What nearby homes sell and rent for
Around SO, recorded sales from 2024 to 2026 show Star Residences (about 0.4 km away) at RM 1.00 to 1.46 million for 624 to 678 sq ft, about RM 1,470 to 2,160 psf, and RM 1.55 to 1.90 million for 797 to 926 sq ft, about RM 1,810 to 2,380 psf; and The Ritz-Carlton Residences (about 1.1 km) at RM 2.55 to 2.65 million for 1,023 to 1,152 sq ft, about RM 2,210 to 2,590 psf. One recorded sale in the SO/ tower itself, a 915 sq ft unit on Level 72, was RM 3,273,000, about RM 3,580 psf. Around Pavilion Square, Pavilion Suites recorded RM 1.80 to 2.60 million for 721 to 743 sq ft, about RM 2,500 to 3,520 psf, and RM 3.70 to 4.08 million for 1,259 sq ft, about RM 2,940 to 3,240 psf; Banyan Tree Signature recorded RM 1.80 to 2.45 million for 1,076 to 1,184 sq ft, about RM 1,670 to 2,090 psf.
| Asking rents | Unit | Per month |
|---|---|---|
| Star Residences (near SO) | 710 to 722 sq ft | RM 4,100 to 4,500 |
| Star Residences (near SO) | 948 sq ft | RM 5,500 to 6,500 |
| The Ritz-Carlton Residences (near SO) | 1,023 to 1,055 sq ft | Mostly RM 8,800 to 10,000 |
| Pavilion Suites (near Pavilion Square) | 718 to 747 sq ft, 1 bedroom | RM 5,500 to 6,500 |

There are no asking-rent figures for the SO/ tower itself yet. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
Both are fully furnished towers at almost the same starting price per square foot, so I would decide on three things: when you need the keys, which mall you want at your door, and how much space you need. SO is the one you can walk through today, beside the Twin Towers, with SO/ hotel services on call; the cost is the highest monthly fee of the two, a floating car park and a ceiling of 995 sq ft. Short-term stays are not allowed there. Pavilion Square gives you the bridge into Pavilion Kuala Lumpur, a balcony in every layout and room for a family up to 1,272 sq ft; the cost is the wait until Q3 2029 and a dense building, with 960 homes in one tower.
Pick SO Kuala Lumpur Residences if…
- you want a completed tower you can inspect before paying;
- you work around the Twin Towers and want three train stations within roughly 300 m;
- you want hotel services such as housekeeping and in-residence dining on request;
- a studio, 1 + 1 or two-bedroom up to 995 sq ft is enough.
Pick Pavilion Square if…
- you want a dedicated link bridge into Pavilion Kuala Lumpur;
- you need a three-bedroom or a 2 + 1 above 1,000 sq ft;
- you want a balcony, which every layout has;
- you can wait for completion, expected in Q3 2029.
