What you pay for here is the address and the SO/ name. The tower stands on Jalan Ampang with Avenue K about 160 m away, Suria KLCC and KLCC Park about 350 m, and three train stations within roughly 300 m. Every unit comes fully furnished with interiors designed for SO/ Kuala Lumpur, and residents can call on a 24-hour concierge, valet parking and pay-per-use hotel services such as housekeeping and in-residence dining. It was completed in 2025, so you are buying a building you can walk through rather than a model. Two things I would weigh: the monthly fee of about RM 1.10 psf, the highest of the neighbours I compare below; and the floating car park, where each unit gets an access card rather than its own bay. Short-term stays are not allowed, so this is a home or a long-lease letting asset, not a short-stay play.

That sits above most recorded sales at Star Residences, where units of 624 to 926 sq ft sold for about RM 1,470 to 2,380 psf, and inside the range of The Ritz-Carlton Residences, the other branded residence nearby, at about RM 2,210 to 2,590 psf. The single recorded sale on Level 72 of the SO/ tower, at about RM 3,580 psf, shows what a high floor has fetched, but one sale is not a pattern. All three are freehold and completed, so the comparison is fair on tenure and timing. It is not fair on condition: SO/ units are handed over fully furnished with hotel services available, while resale units come in whatever condition the owner left them. RM 1,378,000 is the lowest figure on the price list, so compare the exact unit and floor you are quoted. For rent, there are no asking-rent figures for the SO/ tower itself yet. Two-bedroom layouts make up more than half of the tower, and the 903 sq ft Type D-1 is the most common single type, so it is the one with the most comparable units when you later sell or let. For one person, the 1 + 1 Type C-2A at 815 sq ft gives a study without the price of a two-bedroom. The studios are the lowest entry point. There is no three-bedroom among the main layouts, so families who need three real bedrooms should look elsewhere.

Residents' facilities are on three levels. Level 45 has an entertainment room. Level 46 has a lounge, reading room, multipurpose hall, gym, yoga room, sauna, screening room and sky garden. Level 77 has the swimming pool, billed as the highest residential pool in Malaysia, with a jacuzzi, BBQ pit, cabanas, kids' pool, kids' playground and an AV room. Level 1 has a nursery room. Residents use their own lifts, separate from hotel guests, and can request SO/ hotel services such as laundry, housekeeping, in-residence dining and a personal trainer, each charged separately.
