Pavilion Damansara Heights suits buyers who want to live on top of an MRT station and a mall in Damansara Heights, and it offers four very different towers: Royal Suites for small units from 452 sq ft, Imperial Residences for 3,380 to 7,459 sq ft homes with private lift lobbies, and the completed Regent Suites and Crown Residences for buyers who want to move in sooner. It is less suited to buyers who want a quiet, purely residential address or a low monthly fee: the towers share the site with a mall and office towers, and fees run from about RM 0.71 to RM 0.99 psf a month.

My view

What you buy at Pavilion Damansara Heights is the connection. The MRT station is part of the development, the Pavilion mall is downstairs, and the office towers next door are already handed over and occupied. The four residential towers are four different products. Royal Suites, the tower closest to the MRT link bridge, is mostly suites and 1-bedroom units, with dual-key layouts for investors; its lower floors have up to 14 units per floor. Imperial Residences is the opposite: four homes per floor, every one with a private lift lobby and every bedroom an ensuite. Regent Suites and Crown Residences are already built, and Phase 1 now has recorded sales you can check before paying a Phase 2 launch price. Royal Suites and Imperial Residences are not expected until 2030.

Who is the developer?

Pavilion Damansara Heights is a joint venture between the Pavilion Group and CPP Investments, the organisation that invests the assets of the Canada Pension Plan; the fund totalled about C$780 billion as at December 2025, and this development is its first direct real estate investment in Southeast Asia. The Pavilion Group's best-known project is Pavilion Kuala Lumpur, which has won many local and international awards. Phase 1 was developed by Impian Ekspresi Sdn Bhd and Phase 2 by Jendela Mayang Sdn Bhd.

On this site, the nine corporate towers have been handed over since 2023 and house tenants including Meta, Michael Page, Shiseido, Liberty Insurance and JTI. The Phase 1 mall opened in October 2023. The group is also behind Pavilion Square in Bukit Bintang.

KL Sentral is two MRT stops away, with the KLIA Ekspres to the airport, and Pavilion Bukit Bintang is five stops away. The SPRINT Expressway is close by, and nearby you will find Pantai Hospital Kuala Lumpur, HELP University, Bukit Kiara Park, the Kuala Lumpur Golf & Country Club and the Mont' Kiara International and Garden International schools. About 0.3 km away, 111 Menerung is a small new tower beside Bangsar Shopping Centre.

The records do not name the tower, but the 2,303 and 2,799 sq ft sales match Crown Residences' two layouts, and most of the smaller sizes match Regent Suites layouts. Two completed neighbours add context: DC Residensi at Damansara City, about 0.45 km away, and Aira Residence, about 1.3 km away, for large units like Imperial Residences.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. For small units, the Royal Suites show-unit type is priced at about RM 1,600 to 2,400 psf, against about RM 1,670 to 1,970 psf recorded for Phase 1 units of 603 to 829 sq ft; the upper end of the Royal Suites range sits above what finished Phase 1 units of that size have recorded so far. For large units, Imperial Residences' Type H2 at about RM 1,600 to 2,350 psf overlaps Crown Residences' recorded RM 1,650 to 2,140 psf and sits close to Aira Residence's RM 2,060 to 2,320 psf for units of 3,649 to 4,510 sq ft. DC Residensi, next door at Damansara City, recorded lower prices per square foot for its mid-sized and large units. Two things keep this from being a straight comparison: Royal Suites and Imperial Residences are launch prices for towers expected in 2030, while the others are finished buildings; and the Phase 1 records are few and recent. For rent, Phase 1's 691 to 695 sq ft units are listed at RM 4,500 to 5,000 a month and its 808 to 826 sq ft units at RM 5,000 to 7,500, above DC Residensi's 702 sq ft unit at RM 4,700 and its 904 sq ft units at RM 4,200 to 4,300. For homes the size of Imperial Residences, Aira Residence's 4,489 sq ft unit is listed at RM 42,000 a month.

What I would pick. For a family that can wait, Imperial Residences is the more private product, with four homes per floor. For a family that wants to move in sooner, Crown Residences offers similar sizes in a finished tower, and its recorded sales give you a price reference. For an investment, I would compare a Royal Suites unit with a resale Regent Suites unit of the same size: the Regent unit is finished and can be let now.

In the Phase 2 towers, kitchens come with Bosch and Smeg appliances and built-in wardrobes are provided; the residences run fully on electricity, with no gas supply. All windows are double-glazed with a low-E coating. Clear ceiling height is about 3.0 m in the living room and bedrooms, rising to about 3.7 m in the Imperial penthouses. Imperial Residences has Greek natural marble in the living areas and herringbone engineered timber in the bedrooms; Royal Suites has compressed marble and engineered timber. Units cannot be combined, and grilles are not allowed.

111 Menerung, about 0.3 km away, is the closest new launch and is expected first, in 2027. For buyers of very large homes, EDEN Taman Duta is the low-rise alternative, with homes from 5,296 sq ft; Imperial Residences is a high-rise with smaller homes and the MRT and mall at its door. Khaya Residences in Bangsar is the lower-priced option.

Royal Suites: The Courtyard on Level 6 has a lap pool, children's pool, submerged lounger, children's play area, outdoor lounge, terrace BBQ, function room with gourmet kitchen, Social Sphere, games room and The Club; The Sky on Level 51 has a heated lap pool, jacuzzi, sky terrace and lounge, gymnasium, dance and yoga studio, therapy room, sauna, steam room and spa.

Imperial Residences: The Courtyard on Level 6 has a leisure pool, Social Sphere, herb garden, function room, Imperial Lounge, games room and meeting room; The Sky on Level 50 has a heated lap pool, therapy room, sauna and steam room. Both Phase 2 towers have a dedicated drop-off and a double-volume lobby.

Crown Residences: a Level 3A garden deck with lap pool, children's pool, wellness trail, games room, function room with gourmet kitchen, library, grill kitchen, day care and prayer room; sky facilities on Level 50 with a heated lap pool, submerged lounger, jacuzzi, sky terrace, sauna, steam room, gym and yoga room.
