My view on Cheras, Sungai Besi and Sri Petaling
Cheras, Sungai Besi and Sri Petaling are where I point buyers who want a new home in Kuala Lumpur for less than RM 500,000: four of the nine projects start below that, Arte Star, Aurum Suites, Ambience Residence and Aricia Residences. Starting prices per square foot sit in a narrow band, about RM 650 to 790, so the choice here is more about size and location than about price.
For families, Levia Residence (938 to 1,364 sq ft), Aster Hill (846 to 1,077 sq ft) and Aras Residences (850 to 1,062 sq ft) have no small units. Two projects, AKASA Cheras South and The Maple Residences, are already completed, so you can inspect the building before you buy.
The trade-off is the train. Arte Star is beside Salak Selatan KTM, and Aurum Suites, Ambience Residence and Aricia Residences are about 600 m to 940 m from a station. The other five are 1.6 km or more away, including Levia Residence, whose nearest running MRT station is about 2.3 km away. Also note the scale of Arte Star: 2,705 units.
