Quick answer: TRIA Seputeh or Lunar Seputeh?
Choose TRIA Seputeh if you want a finished home you can stand in before you buy, a larger layout (most homes are 1,000 sq ft or more, up to 4,575 sq ft) and the lower maintenance rate of RM 0.40 psf. Choose Lunar Seputeh if you want a new tower with the lower entry price (from RM 607,800 for 683 sq ft), a bathroom for every bedroom in the 1,280 sq ft Type C, Angkasapuri KTM about 560 m away, and you can wait for completion, expected in 2030.

Location: how they differ
The two are about 0.3 km apart in a straight line, inside the same 17.4-acre 9 Seputeh development, so they share the 1 km Promenade Boulevard riverside park, Campus Rangers International School and the OKR-NPE link bridge to the New Pantai Expressway. The difference is which end you are on. Lunar is the closer one to the trains and to Mid Valley: Angkasapuri KTM is about 560 m and Mid Valley City about 700 m. TRIA is the closer one to the schools: Campus Rangers International School is about 140 m away, against about 390 m from Lunar. One thing only Lunar has to weigh: a TNB high-tension pylon stands about 25 m from its site boundary and at least 45 m from the tower.

Entry prices: TRIA from RM 736,800; Lunar from RM 607,800. Car parks differ too: TRIA has 2 to 6 per unit depending on type; Lunar has 1 for Type A, 2 for Types B1, B1A and B2, and 3 for Types C1, C2, C2A and D.
Price per square foot and monthly cost
TRIA's price list starts from about RM 820 per square foot; Lunar is about RM 860 to 900. That is a starting figure for TRIA, where floor and facing make a large difference, so compare the exact units you are quoted. On the monthly bill TRIA is lower: RM 0.40 psf against an estimated RM 0.495 psf at Lunar, both including the sinking fund (maintenance fee only):
| Comparable unit | TRIA Seputeh | Lunar Seputeh |
|---|---|---|
| 1,000 sq ft | About RM 400 a month | About RM 495 a month |
| Three bedrooms | X1, 1,001 sq ft: about RM 400 a month | B2, 930 sq ft: about RM 460 a month |
| About 1,650 sq ft | Y2, 1,647 sq ft: about RM 659 a month | D, 1,646 sq ft: about RM 815 a month |
Quit rent and assessment tax come on top at both.
What nearby homes sell and rent for
TRIA is finished, so it has its own records. From 2024 to 2026, its 764 sq ft units were recorded at RM 781,000 to 1.00 million (about RM 1,020 to 1,310 psf), its 958 to 1,001 sq ft units at RM 906,000 to 1.11 million (about RM 910 to 1,120 psf) and its 1,496 to 1,518 sq ft units at RM 1.05 to 1.57 million (about RM 690 to 1,050 psf). Many of those records sit on neighbouring floors within a few weeks of each other, which suggests sales of the developer's remaining units rather than resales between owners. Lunar is a new launch with no records of its own; TRIA next door is its closest reference, and its RM 860 to 900 per square foot sits below what TRIA's 764 to 1,001 sq ft units were recorded at. The second reference for both is Vivo Residential Suites in the first phase of 9 Seputeh, where 1,249 to 1,324 sq ft units were recorded at about RM 1,000 to 1,100 psf.
| Asking rents, September–October 2026 | Unit | Per month |
|---|---|---|
| TRIA Seputeh | 760 to 764 sq ft | RM 2,800 to 2,900 |
| TRIA Seputeh | 1,001 sq ft | RM 3,300 to 5,500 (mostly RM 3,300) |
| TRIA Seputeh | 1,518 sq ft | RM 5,000 to 7,600 |
| Vivo Residential Suites (same development) | 1,238 to 1,288 sq ft | RM 3,000 to 3,700 (mostly RM 3,000 to 3,500) |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling. Lunar has no rents of its own until it is built.
My view: who should pick which
These two are the same developer, the same development and the same riverside park, so the choice is mostly between now and 2030, and between large and compact. TRIA is the one I would point a family to if they want to see what they are buying: it is finished, strata titles are issued, and you can stand in the unit and check the view, the noise and the light. It also has the larger homes and the lower maintenance rate. What I would weigh is that the defect liability period ended on 30 April 2025, the remaining units are sold as they stand, and the handover condition differs by tower. Lunar is the one for a buyer who wants a new unit with a smaller entry price: every unit comes with air-conditioning in the living hall and each bedroom, the 1,280 sq ft Type C gives every bedroom its own bathroom, and the KTM station and Mid Valley City are a little closer. What I would weigh there is the wait until 2030, the pylon near the site, and the higher monthly fee.
Pick TRIA Seputeh if…
- you want a finished home you can inspect before you commit;
- you need 1,500 sq ft or more, or a dual-key layout of 1,496 or 2,013 sq ft;
- you want the lower maintenance rate, RM 0.40 psf;
- you want fewer neighbours per floor, as in the Ebon tower with 7 units per floor.
Pick Lunar Seputeh if…
- you want the lower entry price, from RM 607,800 for 683 sq ft;
- you want three bedrooms each with its own bathroom, in the 1,280 sq ft Type C;
- you keep pets, or want the shorter distance to Angkasapuri KTM and Mid Valley City;
- you can wait for completion, expected in 2030, and a pylon in view would not bother you.
