It is less suited to buyers who need to move in soon, since completion is expected in 2030, or who would be bothered by a high-tension pylon near the site.
My view
Lunar is the third phase of 9 Seputeh, and much of what it offers is already built around it: the 1 km Promenade Boulevard park runs from Lunar to VIVO, TRIA Seputeh is finished next door, Campus Rangers International School is inside the development, and the OKR-NPE link bridge gives direct access to the New Pantai Expressway. The tower itself has 14 units per floor up to Level 43 and 7 per floor above that, with 6 lifts. Every unit is handed over with air-conditioning in the living hall and each bedroom, and the 1,280 sq ft Type C homes give each of the three bedrooms its own bathroom, plus a powder room for guests. Two things I would weigh before booking. First, a TNB high-tension pylon stands about 25 m from the site boundary and at least 45 m from the tower, and some Type A units face TRIA Seputeh, whose towers are at least 30 m away. Second, timing: the construction period is 36 months, to be extended to 54, and the site was at the piling stage at the last update.
- Suits: families who want three bedrooms each with its own bathroom; owners with pets; buyers who want a new tower next to a completed phase they can visit.
- Think twice if: you need to move in before 2030; a pylon in view would bother you; you want a small Type A unit with an open view.

How I read it. Lunar's RM 860 to 900 per square foot sits below what TRIA's 764 to 1,001 sq ft units were recorded at in 2024 and 2025, and inside the wide spread of TRIA's 1,500 sq ft units. Vivo's units of about 1,250 sq ft, close to Lunar's 1,280 sq ft Type C, were recorded at about RM 1,000 to 1,100 per square foot. Two cautions: many of TRIA's records sit on neighbouring floors within a few weeks of each other, which suggests sales of the developer's remaining units rather than resales between owners; and Lunar's prices are for a building expected in 2030, while TRIA and Vivo are finished buildings you can inspect today. Compare the exact unit you are quoted, not the range. For rent, TRIA's 760 to 764 sq ft units next door are listed at RM 2,800 to 2,900 a month and its 1,001 sq ft units mostly at RM 3,300, while Vivo's units of about 1,250 sq ft, close to Lunar's 1,280 sq ft Type C, are mostly listed at RM 3,000 to 3,500.

What I would pick. For a family, the 1,280 sq ft Type C: every bedroom has its own bathroom, there is a powder room for guests and three car parks. Choose C1 if you want the dual-key option; C2A adds a window. For a couple, the 841 sq ft Type B1 is the sensible middle, and it is one of the two show units. If you look at Type A, ask which way the unit faces, because some Type A units look onto TRIA Seputeh. The top floors, Levels 43A to 50, have only 7 units each and only the B1, B1A, C and D layouts.

Lunar has the highest price per square foot and the highest monthly fee of the four, the smallest unit count, and the latest completion. There are over 40 facilities across five levels. Level 12 has a 25 m infinity pool, a 12 m wading pool, a jacuzzi, an onsen bath, a sauna, a multipurpose hall, a sound studio, a half-basketball court, a boxing corner, table tennis, working pods, a toddlers' corner, a laundrette and Paw Haven, a pet area; the building is pet-friendly under DBKL guidelines. Level 12M has a kids' playroom, a teen's club, a gym and dance studio of about 2,100 sq ft, and a surau. Level 45 has a gourmet kitchen and lounge, BBQ decks, a meditation deck and a shade garden. Level 2 has a nursery, a reading room, a river view lounge and a co-working space, and Level 1 has the grand lobby, a parcel room, 12 EV charging bays, 3 car wash bays and a hawker space. Security includes access cards, CCTV, panic buttons in the car park and an 8 ft anti-climb fence.
