My view on Petaling Jaya and Damansara
This is a wide area, so I split it into three. Kwasa Damansara and Bandar Sri Damansara are the MRT belt: of the 11 listings there, 9 are within about 700 m of an MRT station, and Linari Kwasa Damansara is beside one. The lowest entry prices are here too, Residensi Kamelia from RM 250,000 and D'Nuri Residences from RM 270,000. Both are single-size two-bedroom homes of about 550 sq ft, and both come with a five-year no-transfer rule, so read the reviews before you plan around those prices.
Petaling Jaya proper and Ara Damansara are the LRT side. The Atera is about 400 m from Asia Jaya LRT by covered walkway, ARRA Residences is less than 200 m from Ara Damansara LRT and Amara Residences is about 750 m from the same station. Damansara Perdana and Damansara Damai, with The Aldenz, Forest Hill Residences and Senna Heights, are for owners who drive: about RM 660 to 800 per square foot, but 1.7 km to 3 km from an MRT station.
For large homes, look at Zenia @ ParkCity Damansara (from RM 1,300,000, from 1,691 sq ft), Stellar Damansara (88 homes, from RM 1,858,800) and the landed homes at Daya Residence. On timing, three projects are completed, Helix 2 PJ South, Alstonia Hilltop Homes and the Atwater office towers. The rest are expected between 2026 and 2031, with Laverra Seri Damansara Residences the last, in 2031.
