Quick answer: who is Amaya Residences for?

Amaya Residences suits buyers who want a home inside a mixed development with a mall downstairs and a covered bridge to an MRT station, and who want a wide choice of size, from a 539 sq ft one-bedroom to a 1,230 sq ft three-bedroom. It is less suited to buyers who want a small building: 1,268 homes share two 68-storey towers, with 12 units on each floor.

My view

Amaya is the home component of Ativo Annexe, TA Global's transit-oriented block inside its 48-acre Damansara Avenue masterplan. What you are buying is the connection: the Level 2 lobby has linkways to DA Central Mall and Ativo Plaza, and Damansara Avenue has a 320 m elevated link bridge to Sri Damansara Sentral MRT station on the Putrajaya line. Both the mall and the bridge were still being built at the last update, so part of what you pay for today is a plan. The facilities are the other headline: a Level 13 deck with a 60 m lagoon pool, a lazy river and a water slide, and two rooftop levels with an infinity sky pool in Tower A and sky lounges in Tower B. The larger layouts are designed to flex: Type D1 has an open area that can become a study, and Types E1 and F1 can be turned into a dual-key unit with a studio at your own cost. The trade-off is scale: 1,268 homes, 12 to a floor. The fee of RM 0.45 per sq ft is the highest of the four new projects around it.

Amaya Residences is developed by Indo Aman Bina Sdn Bhd, a subsidiary of TA Properties Sdn Bhd, whose holding company is TA Global Bhd. The developer describes Amaya as a member of the TA Group.

Damansara Avenue is TA Global's 48-acre masterplan in Bandar Sri Damansara, planned around homes, retail, office towers, a sports complex, a performing arts centre and about 11 acres of landscaped green space. The parts already completed include Azelia Residences, Ativo Plaza, DA Square with Uniqlo, Ativo Suites and Ativo Place, and the Damansara Avenue Sales Gallery. Amaya sits in Ativo Annexe, the transit-oriented block that also includes DA Central Mall, The Arden office tower, the Paradox hotel and wellness suites, with a gross development value estimated at RM 3 billion.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. Amaya is a launch price for a building expected in Q1 2028, while Azelia Residences and Ativo Suites are already finished. Compare the price per square foot you are quoted with what units of a similar size in those two buildings are listed at, for sale and for rent. Amaya's link bridge and mall connection are not yet complete, and its facilities will be newer than either neighbour's, so a straight comparison will not capture everything. For rent, Ativo Suites' 499 to 607 sq ft units, close to Amaya's 539 to 554 sq ft Type A, are listed at about RM 2,199 to 2,500 a month, and its 751 sq ft units, near the 764 to 792 sq ft Type C, at RM 2,500. For the 1,002 to 1,230 sq ft Types E and F, Azelia's 969 sq ft units ask RM 3,000 and Ativo's 1,051 to 1,200 sq ft units RM 3,500 to 4,600.

What I would pick. For a couple, Type C1 at 792 sq ft: two bedrooms and two bathrooms, one of the two show units, and a third of Tower A (211 units), so it has the widest choice of floor and facing. For a family, Type F1 at 1,230 sq ft is the other show unit, with three bathrooms and 3 car park bays. The one-bedroom is a small share of the building (53 units in Tower A). The dual-key conversions in Types E1 and F1 are done at your own cost after handover; ask for the proposed plan before you buy.

What does it cost to hold each month?

The maintenance fee is RM 0.45 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 450 a month, against about RM 400 at Damansara Livista and Laverra. Quit rent and assessment tax come on top.

All three neighbours are Land & General projects on Persiaran Perdana, west of Damansara Avenue: Laverra about 350 m away, Livista about 480 m and Kamelia about 580 m in a straight line. Amaya's price per square foot is well above Livista's and Kamelia's (Laverra has not published one), and it is the only one of the four with a mall and a link bridge to Sri Damansara Sentral built into the development; the other three use a covered walkway to Sri Damansara Barat station. Livista is the closest to completion. Kamelia is an affordable scheme with eligibility rules, so it is not a direct alternative. Facilities

The facilities are spread over three areas. The Level 2 arrival podium has a security podium, a drop-off, an arrival lounge, a concierge and a lobby lounge for each tower, parcel and laundry lockers, a nursery, bicycle parking and EV charging. The Level 13 podium deck has a 60 m lagoon pool, a sunken spa, a jacuzzi cove, a lazy river, a water slide, a splash island and kids' water play, an elevated gym on Level 14, a resident lounge, four music rooms, two karaoke lounges, a mahjong room, a golf simulator, an indoor playground, a futsal and basketball court, a jogging trail, a tree house, BBQ pavilions and prayer rooms. On the rooftop, Levels 67 and 68 of Tower A hold an infinity sky pool, a sky jacuzzi, sky badminton and pickleball, a sky gym, a yoga studio, and saunas and steam rooms; Tower B's rooftop has sky BBQ lounges, a stargazing bar, sky lounges, a theatre lounge, a games lounge and sky dining areas. The development also has pet-friendly spaces.
