Jimbaran suits families who want a large two-storey home in a small gated enclave, close to Templer Park and the forest trails around Bukit Takun, with a choice of a 2,780 sq ft semi-D or a link villa from about 2,230 sq ft. It is less suited to buyers who need a train station or KL City Centre close by: the city centre is about 25 km away.

My view

What you buy at Jimbaran is a resort-style landed home in a township built around nature. Gaia Gardens is themed on Bali, with a Balinese gateway, the Angkul themed garden and a viewing tower, and the township is known for hiking, jungle trekking and birdwatching. With only 70 homes, the enclave is small and gated. The semi-Ds are the headline: 32' x 80' lots, about 2,780 sq ft, 4 bedrooms and 4 bathrooms, a large car porch and an outdoor terrace. The link villas give a lower entry on 20' x 80' lots with an open-plan living and dining area. The trade-off is distance: this is a weekend-feel address with a weekday drive to the city.

Who is the developer?

Jimbaran is developed by Setia Eco Templer Sdn Bhd, the S P Setia company behind the Setia Eco Templer township in Rawang. The township is planned around its creeks and hills, with Bukit Takun as a backdrop and the Templer's Club as the residents' club. Jimbaran is the second residential phase of Gaia Gardens; the township plan also shows Amantara, Peranakan Straits, Essex Gardens and The Grove shop offices.

How I read it. The only current asking rent we found in Setia Eco Templer is a single 2,394 sq ft terrace at RM 3,599 a month, close in size to Jimbaran's 2,230 to 2,540 sq ft link villas. One listing is not a market, so treat it as indicative only. We found no current asking rents for Peranakan Straits or Amantara, and none for semi-Ds of Jimbaran's 2,780 sq ft size.

Which Jimbaran house type suits you?

What I would pick. For a family with parents living in, the semi-D: 4 bedrooms with 4 bathrooms, timber flooring upstairs, and it comes with a centralised solar water heater, which the link villas do not. For a smaller family, an end or corner link villa gives most of the space at a lower price. Both types have 3-phase wiring and aluminium-framed glass windows; the link villas have laminated flooring upstairs.

What does it cost to hold each month?

The maintenance fee is estimated at RM 0.20 per sq ft of land a month, so:

Price per square foot against its neighbours

Botanica Hills, a terrace project in Templer about 7 km away, costs far less per square foot; Jimbaran's premium buys semi-D and link villa lots, a gated enclave and the Setia Eco Templer township. Quinton and Kamelia 1 are in Bandar Seri Coalfields, Sungai Buloh, about 18 to 21 km away; Quinton is already completed.

Facilities

Jimbaran has the Gapura Candi Bentar Balinese gateway at its entrance, the Angkul themed garden and a viewing tower. The Templer's Club is the township's clubhouse. The surrounding township offers hiking, jungle trekking and birdwatching.
