Quick answer: who is Accent Residences for?

Accent Residences suits families, including those with grandparents at home, who want a large three- or four-bedroom home in an established part of Petaling Jaya, with a private lift lobby and only eight homes on each floor. It is less suited to buyers who need a price today, or who want to walk to a train station: prices are not yet published, completion is expected in 2030, and the nearest stations are a few kilometres away by the routes given.

My view

Accent is built around the family that lives in a landed house and wants a condominium without giving up the feel. Every unit is a three- or four-bedroom of 1,165 to 1,880 sq ft, there are only eight on a floor, and each one opens from its own lift lobby rather than a shared corridor. The living and dining areas sit side by side, 20 ft wide in Type C, 22 ft in Type B and 24 ft in Type A, which is a terrace-house width. Two details stood out to me for multi-generation families: Types A and B have an age-friendly bathroom attached to a junior suite, with a ramp and a door wide enough for a home wheelchair, and on the top five floors selected neighbouring units can be joined through hackable walls between their lift lobbies. The setting is Section 13, next to Plaza 33 and a short walk from Jaya Shopping Centre and a Jaya Grocer. What I would weigh is timing: prices, the facility list and the maintenance fee have not been released, and completion is expected in 2030.

  • Suits: families upgrading from a terrace house; households with parents living in; buyers who want a large layout in Section 13 with at least two car parks.
  • Think twice if: you need to compare prices now, you want a small unit, or you need to walk to the LRT.

The tower sits along Jalan Kemajuan and Jalan 13/1, beside Plaza 33, and is reached by the existing Jalan 13/1. PJ Midtown, Centrestage and Jaya One are in the same part of Section 13. The SPRINT, LDP and Federal Highway are the nearest highways.

How I read it. Prices for Accent have not been published, so for now I can only compare by size. The nearest matches for the 1,165 sq ft Type C are PJ Midtown's 1,227 sq ft units, listed at RM 4,100 to 4,200 a month, and Atwater Residences' 1,052 sq ft units at RM 4,100; both are finished serviced residences you can inspect today. I found no current asking rents nearby for homes the size of the 1,574 sq ft Type B or the 1,880 sq ft Type A.

What I would pick. For a family with a parent living in, Type B1: three bedrooms, one of them a junior suite with an age-friendly bathroom, plus a maid's bathroom off the yard, and a 22 ft living and dining frontage. Type A adds a fourth bedroom, a master bathroom with a bathtub and his-and-hers basins, and a three-phase power supply. Type C is the entry point: three bedrooms in 1,165 sq ft, with either a balcony (C1) or an indoor lanai (C2), which works as a reading corner or play area. Selected Type A and B units come with a third car park or a car park storage room.

What does it cost to hold each month?

The maintenance fee has not been announced yet, so I cannot give a monthly figure. For reference, nearby developments charge RM 0.32 per sq ft at The Atera and RM 0.35 per sq ft at Stellar Damansara, both including the sinking fund; on a 1,165 sq ft Type C that range would be about RM 373 to RM 408 a month. Quit rent and assessment tax come on top. Ask for the confirmed fee before you book.

The Atera is about 1 km away in Section 14, The Goodwood Residence about 2.8 km away in Bangsar South and Stellar Damansara about 3.4 km away in Damansara Jaya. Facilities

The facility floor covers about 4,600 sq m; the full list of facilities has not been published yet. Each unit has a private lift lobby of 1.8 m (Type C) to 2 m (Types A and B) wide, with space for a shoe cabinet or seat, provision for the owner's grille and a hidden ceiling point for a CCTV camera. Security is by guards, card access at the entry point and card access in all lifts. There is a car park EV charging hub with 11 bays, 42 car park storage rooms, and fire escape by two staircases and a fire lift. Sanitary ware is Roca, and the defects liability period is 2 years.
