The Goodwood Residence suits families who need three to five bedrooms and two or more car parks in Bangsar South, in a building that is already finished, from RM 874,000. It is less suited to buyers who want a small unit or a train station at the door: the smallest home is 947 sq ft, and the LRT stations are about 1.1 to 1.2 km away.

My view

Goodwood is UOA's family tower in Bangsar South. It was planned for multi-generational living: every home has at least three bedrooms, most have four, and even the 3-bedroom units come with two side-by-side car parks, rising to four for the 5-bedroom. That is unusual in a city-edge high-rise and is the main reason I would show it to a larger household. Nexus is about 100 m away, with The Sphere and the 6-acre park nearby and the free Bangsar South shuttle bus to the LRT. The monthly fee is low for the size, RM 0.35 psf including sinking fund. Density is moderate, 678 homes on 3.07 acres, 17 per floor split across two wings. It was completed in 2022, so you can see the finished units and facilities before you decide.

  • Think twice if: you want a compact unit under 900 sq ft, or you want to walk out of the lobby straight onto a train platform.

How I read it. Goodwood's own recorded sales run at about RM 850 to 1,050 psf across all sizes, in line with its developer price of about RM 930 psf. Size for size, that is well above The Park Residence next door, where 1,927 to 2,099 sq ft units sold for about RM 530 to 760 psf, and close to Tria Seputeh, where the 958 to 1,001 sq ft units sold for about RM 910 to 1,120 psf. All three are leasehold and completed, so the comparison is fair on tenure and timing. The gap with The Park Residence is mostly age and condition: Goodwood is the newer building, handed over partly furnished. For a family that needs 1,900 sq ft or more, The Park Residence is the cheaper way into the same neighbourhood; Goodwood is the newer one with more car parks per unit. For rent, Goodwood's own 947 to 969 sq ft units are listed at RM 4,200 to 4,800 a month, above the mostly RM 3,300 asked at Tria Seputeh for 1,001 sq ft, and its 1,281 sq ft units at RM 5,000 to 5,200, against mostly RM 3,500 for 1,250 to 1,260 sq ft at The Park Residence. The newer building asks more for the same size, as it does on price.

What I would pick. The show-unit types are Type B at 1,184 sq ft and Type C at 1,399 sq ft, and they are the two I would start with. Type B is the smallest way to get four bedrooms, three bathrooms and two car parks. Type C adds space and a third car park, which matters if three adults in the household drive. If grandparents will live with you, Type D has four bathrooms for four bedrooms. Type A at 947 sq ft is the entry price, but two bathrooms for three bedrooms is the trade-off.

Goodwood has by far the largest homes of the four and the lowest density, and it is the only one with three to five bedrooms. Laurel Residence, about 0.15 km away by the same developer, is the smaller-unit option; River Park, about 1.2 km away, starts lower per square foot; Khaya Residences, about 1.1 km away, is priced well above per square foot. The ground floor has the grand lobby and alcove, a garden pool, a 30 m lap pool and aqua deck, a heated pool with aqua fit and a hydrotherapy spa, a sunken lounge and a kids' playzone. The clubhouse has a fitness zone, yoga zone, music box and games room. Security is multi-tier, using the JaGa app.
