Quick answer: who is The Atera for?

The Atera suits buyers who commute by LRT and want a home a short covered walk from Asia Jaya station, from a 775 sq ft two-bedroom to a 1,420 sq ft dual-key unit, at a low monthly fee. It is less suited to buyers looking for a small building: this is a large, two-tower development of 20 units a floor.

My view

The reason to look at The Atera is the station. Asia Jaya LRT, on the Kelana Jaya line, is about 400 m away by a covered walkway, and the line runs through KL Sentral and KL City Centre. Around it, Section 14 is one of the oldest parts of Petaling Jaya, with Jaya Shopping Centre about 700 m away and the University of Malaya, UMMC and the Tun Hussein Onn National Eye Hospital within about 3 km. The product is simple: three sizes, all semi-furnished, with a smart-home system in every type and a fee of RM 0.32 per sq ft including the sinking fund, which is low for a development with this many facilities. The unit I would look at closely is Type D, a dual-key layout that gives a second door to one bedroom with its own bathroom. What I would weigh is scale and timing: Phase 2 has 20 units on each floor, the two towers share one podium, and completion is expected in 2028.

  • Suits: LRT commuters to KL City Centre or KL Sentral; young couples and families buying their first home in central PJ; owners who want a dual-key unit for a parent or a tenant.
  • Think twice if: you prefer a low-density building, or you need to move in before 2028.

The Atera is developed by Aneka Sepakat Sdn Bhd, part of Paramount Property, whose parent company is Paramount Corporation Berhad. Paramount traces its property business back more than four decades to Sungai Petani, Kedah, and now builds in the Klang Valley, Penang and Bangkok.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. For The Atera's 775 sq ft Type B, the nearest sizes ask RM 3,600 to 3,800 a month at Ryan & Miho (818 sq ft) and RM 3,500 at Atwater Residences (853 sq ft), both a little larger. For the 1,022 sq ft Type C, units of 933 to 1,052 sq ft in the two buildings ask RM 3,500 to 4,100. We found no current asking rents near the 1,420 sq ft dual-key Type D.

Type C3 is found only in Tower 1, and Types B2 and C4 only in Tower 2; the other variants are in both towers.

What I would pick. For a family, the 1,022 sq ft Type C: three bedrooms and a balcony, and on Level 25 and above it comes with two single car parks instead of a tandem pair. Type D is the one that sets The Atera apart: the second key opens to a bedroom with its own bathroom, beside the main home of three bedrooms. For a couple, Type B is the entry point, and in Tower 2 it comes with a wardrobe. In every type, ask which way the unit faces: the floor plans look out towards Kuala Lumpur, Kelana Jaya or Petaling Jaya.

What does it cost to hold each month?

The maintenance fee is RM 0.32 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 320 a month, against about RM 350 at Helix 2 PJ South and RM 330 at Laurel Residence, both also including the sinking fund. Quit rent and assessment tax come on top.

Accent Residences is about 1 km away in Section 13, Helix 2 about 3.2 km away in PJ South and Laurel Residence about 3.4 km away in Bangsar South. The Atera has the lowest monthly fee of the four. Helix 2 is cheaper to enter and Laurel Residence is already completed, but neither is a covered walk from an LRT station in central PJ. Facilities

The Atera lists up to 61 facilities. Tower 2's Level 7 podium has a swimming pool with wet and dry decks and a pool pavilion, a jacuzzi, a kids' pool, a jogging trail and a sprint and jogging track, a basketball court, a futsal court, a gymnasium, a BBQ zone, an open event lawn with an amphitheatre, a multi-sensory garden, a reflexology path, a yoga space, a function room, a co-working lounge and a surau. Tower 1's podium adds a multipurpose hall, kids' waterplay, an adventure playground, a climbing wall, a mini bowling lane, an outdoor CrossFit area, an indoor game room and a mini cinema. There are sky lounges on Level 48 of Tower 1 and Level 52 of Tower 2, a linked bridge, and a dedicated two-way elevated driveway.

The building is GreenRE Silver certified, with rainwater harvesting, solar power for common areas, a water filtration system, EV chargers and an automated waste collection system on every floor. Security is multi-tier, with 24/7 patrols, visitor screening and separate drop-offs for residents and retail visitors.
