Helix 2 PJ South Review 2026: Price, Layouts, Location & Who It Suits

Quick answer: who is Helix 2 for?

Helix 2 suits first-time buyers and young families who want a completed home near Sunway with two car parks, at an entry price from RM 385,000. It is less suited to buyers who rely on rail: the nearest station given for it, KTM Seri Setia, is about 1.5 km away.

My view

Helix 2 is a finished building, which takes away the waiting and the construction risk that come with most new launches. What it offers is a low entry price into the PJ South and Sunway area: from RM 385,000 for a two-bedroom, with most layouts between 839 and 1,065 sq ft and two car parks for almost every unit. The location works for drivers: the NPE gives direct access, Sunway Pyramid is about 1.5 km away and Taylor's Lakeside Campus about 2.5 km. Eupe has also put more into the common areas than the price suggests, with a pool deck, sauna, gourmet kitchen and a rooftop garden on Level 33, and the units come partly furnished. What I would weigh is the surroundings: the immediate neighbours are older flats and the PJCC commercial area rather than a new township, and for rail you will be driving or taking a bus.

• Suits: first-home buyers; students' parents and staff near Sunway and Taylor's; young families who want two car parks and a ready building.
• Think twice if: you rely on the LRT or MRT, or you want a newer township setting.

Who is the developer?

Helix 2 is developed by EUPE PJ South Development Sdn Bhd, a subsidiary of Eupe Corporation Berhad, which has been listed on the Main Market of Bursa Malaysia since 1997. Eupe was founded in 1986 by Dato' Paduka Beh Heng Seong and Dato' Wira Tajudin bin Haji Hashim to build townships in Kedah; its first project, Taman Ria in Sungai Petani, had 3,376 homes. In Sungai Petani it also built Sky Residences, the first LEED-certified (core and shell) building in Malaysia, and it owns and runs Cinta Sayang Golf and Country Resort.

Since 2016 Eupe has built in Kuala Lumpur: Novum @ Bangsar South, completed in July 2020, Parc3 @ KL South in Cheras, completed in December 2021, and Est8 in Seputeh.

Bandar Sunway is about 3 km away, roughly a 6-minute drive. Sunway International School and UCSI International School are about 3.5 km away, Subang National Golf Club about 4.5 km and Subang Airport about 10 km.

What do nearby homes actually sell and rent for?

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. Aera Residence, next door about 0.15 km away, and Verando Residence, about 0.6 km away, have units in the same size band as Helix 2's larger types. Units of 864 to 900 sq ft, close to the 839 sq ft Type B and 883 sq ft Type C, ask RM 3,000 a month at Aera and mostly RM 2,800 to 3,000 at Verando; units of about 1,000 sq ft, close to the 990 sq ft Type D and the 1,054 to 1,065 sq ft Types E and F, mostly ask RM 2,800 at Aera and RM 3,000 at Verando. I found no current asking rents nearby for units as small as the 572 sq ft Type A.

Which Helix 2 layout suits you?

Some Type A units were offered as affordable homes and come without the hob, hood and water heater.

What I would pick. For a young family, Type D at 990 sq ft: three real bedrooms, two bathrooms and two car parks. If you can stretch, Type E on Level 25 or higher adds a study and a third car park. Type F is the unusual one, a duplex on Levels 30 to 33 with the master bedroom, a second bedroom and a family area upstairs. For a couple, the 883 sq ft Type C gives a study in only 44 sq ft more than Type B.

What does it cost to hold each month?

The maintenance fee is RM 0.35 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 350 a month, the same as The Wyn Residences and Avantro Residences and about RM 30 more than The Atera, all with the sinking fund included. Quit rent and assessment tax come on top.

Price per square foot against its neighbours

The Atera is about 3.2 km away in Section 14, The Wyn Residences about 3.3 km away in Puchong Jaya and Avantro Residences about 3.8 km away in Bandar Kinrara. Helix 2 has the lowest entry price and the lowest starting price per square foot of the four, and it is the only one already completed. The Atera costs more but sits beside an LRT station. Facilities

The ground floor has a swimming pool with a sunken deck and pool deck, a wading pool, a jacuzzi, a wet lounge, a sauna and changing rooms, a nursery room, a play court, a playground, a co-working space, a lounge lobby, a recreational area and a linear park. Level 1 has the gymnasium, a gourmet kitchen, a multipurpose hall and a pre-function lobby. Level 2 has 'The Kenduri Alfresco', an open-air garden deck with BBQ areas. The Level 33 rooftop has a fitness garden, a tai chi garden, a reflexology path, hammocks and swing seats. The design takes its theme from the DNA double helix, seen in the façade, the ceilings and a spiral staircase at the entrance. There are 4 EV charging bays and visitor parking on the LG level, and a car-washing bay on the ground floor.
