Amara Residences Ara Damansara Review 2026: Price, Layouts, Location & Who It Suits

Quick answer: who is Amara Residences for?

Amara Residences suits families who want a mall and a grocer at their doorstep, a single tower of 412 homes and two car parks per unit, with a choice of three or four bedrooms. It is less suited to buyers who want the shortest walk to the LRT, which is about 750 m away, or a two-bedroom, since Type A2 was listed as sold out in June 2026.

My view

Amara's address is Citta Mall. The tower stands right beside the mall, about 60 m away, and has its own retail at ground level: nine shop lots, a standalone retail box and a BIG Grocer, the premium Village Grocer format, on the basement and ground floors, all kept by the developer for leasing. It is one tower of 412 homes on 2.36 acres, about 175 homes per acre, roughly half the density of ARRA Residences next door. Homes start on Level 10, above eight levels of parking, and every unit gets two car parks. The facilities are split between a Level 9 garden podium and a Level 29 rooftop with a sky infinity pool, a sky gym and a co-working space. A bridge is planned from Amara to ARRA's retail floor. The trade-offs: Ara Damansara LRT is about 750 m away, a real walk rather than a step; 22 units share each floor; the price per square foot starts at about RM 912, above ARRA's; and with Types A2 and D sold out at the June 2026 update, the choice is now mainly the three- and four-bedroom types.

Who is the developer?

Amara Residences is a Puncakdana Group project developed through Luster Ara Sdn Bhd, a subsidiary of Luster Industries Berhad. Puncakdana was established in 1995 and develops projects from Penang to the Klang Valley. In Ara Damansara it has completed AraTre' Residences, Puncak Seri Kelana, Puncak Nusa Kelana, Dana 1 Commercial Centre, D13 Tower and Citta Mall, the mall Amara stands beside; in Penang it completed Golden Triangle 1 and 2 at Sungai Ara. Its ongoing projects include ARRA Residences next door, Myara Park, Daun Villa at Cybersouth and PuncakCity at Juru South. AraTre' Residences won Best Condo/Apartment Architectural Design at the Asia Property Awards Malaysia 2021, and Amara Residences received an Asia Pacific Property Award for multiple-residence architecture.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. AraTre' Residences, about 0.4 km away, and Cantara Residences, about 1.3 km away, are both finished serviced apartments. For the 934 sq ft Type B, the nearest sizes are Cantara's 850 to 861 sq ft units at RM 2,900 to 3,200 a month and AraTre's 1,010 sq ft units at RM 3,300; for the 1,112 sq ft Type C, Cantara's 1,066 sq ft units ask RM 4,200 and AraTre's 1,173 to 1,195 sq ft units RM 3,200 to 3,500. The gap between the two buildings is wide, and Amara is a new launch from about RM 912 psf, expected in Q4 2028, so I would not count on rent at the top of these ranges.

Which Amara layout suits you?

What I would pick. Type B, the three-bedroom: it is the show unit, so you can see the finishes before you buy, and it is the most common type on the typical floor plan, which gives the widest choice of floor and facing. If you need a fourth room, Type C/C1 adds one for 178 sq ft more. If you were hoping for the two-bedroom or the 1,272 sq ft Type D, ask whether any units have come back on the market.

What does it cost to hold each month?

The maintenance fee is RM 0.38 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 380 a month, against about RM 330 at ARRA Residences next door, both including the sinking fund. Quit rent and assessment tax come on top.

Price per square foot against its neighbours

ARRA Residences, by the same group, is about 240 m away. It starts at a lower price per square foot and sits closer to the LRT, but it is three times the size, gives one car park with its two-bedroom units and is not expected until 2030. Amara is the smaller building, closer to the mall and further along. Luminar Residence on Federal Avenue in Subang Jaya, about 3.7 km away in a straight line, has the lowest entry price of the three. Facilities

The Level 9 podium is a garden level: a multipurpose hall, a jogging path, a sky lounge, table games, an exercise pod, a reflexology path, a serenity lawn, a kids' playground and swing zone, a garden pavilion, a grand lawn, a picnic grove, a nature trail, a courtyard garden and terrace, a management office and a relaxation zone. The Level 29 rooftop has a sky infinity pool, a kids' pool with water play, a lounge deck, a BBQ terrace, a sky garden, a rooftop terrace, a sky gym with a weightlifting area, a yoga deck, changing rooms and a co-working space. A car washing bay is to be provided by the building management after completion. The residential parking is EV-ready, with EV charging bays in the commercial parking. Whether pets are allowed is left to the building management.
