Quick answer: who is ARRA Residences for?

ARRA Residences suits buyers who want a home a short walk from an LRT station, with a retail park downstairs and a mall nearby, starting from a 721 sq ft two-bedroom. It is less suited to buyers who want a small building or two car parks: 1,275 homes share three towers, up to 20 units on a floor, and the two-bedroom comes with one car park.

My view

What you buy at ARRA is the station. Ara Damansara LRT on the Kelana Jaya line is less than 200 m away, and a covered walkway inside the site leads to just before the station. The base of the development is a retail park of about 120,000 sq ft over the basement, ground and first floors, Citta Mall is a few minutes' walk away, and a link bridge is planned from Amara Residences next door to ARRA's first-floor retail. Tower A is all one type, a 721 sq ft two-bedroom, two-bathroom unit that includes 65 sq ft of additional usable area, which makes it a straightforward first home or rental unit. The facility floor is generous: a 52 m pool, a 5,091 sq ft gym and two multipurpose courts on Level 7, and two pickleball courts on the rooftop. The trade-offs are scale and timing: 1,275 homes in three towers plus a planned office tower, one car park for each Type A unit, water billed at commercial rates, and completion not expected until 2030.

Who is the developer?

ARRA Residences is developed by Puncak Arra Sdn Bhd, formerly SD Ara Damansara Development Sdn Bhd, part of the Puncakdana Group. The group was established in 1995 and develops projects from Penang to the Klang Valley. Ara Damansara is its home ground: its completed projects there include AraTre' Residences, Puncak Seri Kelana, Puncak Nusa Kelana, Dana 1 Commercial Centre, D13 Tower and Citta Mall, and in Penang, Golden Triangle 1 and 2 at Sungai Ara. Its ongoing projects include Amara Residences next door, Myara Park in Ara Damansara, Daun Villa at Cybersouth and PuncakCity at Juru South. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. AraTre' Residences, a finished serviced apartment about 0.3 km away, is the closest reference. Its 740 to 850 sq ft units, between ARRA's 721 sq ft Type A and 895 sq ft Type B in size, mostly ask RM 2,400 to 2,500 a month; its 1,010 sq ft units, about the size of the 1,025 sq ft Type C, ask RM 3,300, and its 1,173 to 1,195 sq ft units, a little smaller than the 1,317 sq ft Type D, RM 3,200 to 3,500. Listings for Perla @ Ara Sentral did not show the building name, so I have left them out; ARRA is expected in 2030, so today's rents are only a rough guide to rents at completion.

Which ARRA layout suits you?

What I would pick. For a commuter, Type A: two bedrooms and two bathrooms in 721 sq ft, a short walk from the LRT, and all 350 units in Tower A are this type, so you can be picky about floor and facing. For a small family, Type B at 895 sq ft is the step up, with a third bedroom. Towers A and B were both selling at the June 2026 update; Type D sits in Tower C only. If you need a second car park, ask which units carry one before you choose.

What does it cost to hold each month?

The maintenance fee is RM 0.33 per sq ft a month, including the sinking fund, so:

On a 1,000 sq ft unit that is about RM 330 a month, against about RM 380 at Amara Residences next door, both including the sinking fund. Quit rent and assessment tax come on top.

Price per square foot against its neighbours

Amara Residences, by the same group, is about 240 m away and will be linked to ARRA's retail floor by a bridge. ARRA starts at a lower price per square foot and is closer to the LRT; Amara is a single tower of 412 homes, gives two car parks per unit and is expected to be finished earlier, in Q4 2028. Luminar Residence on Federal Avenue in Subang Jaya, about 3.7 km away in a straight line, has the lowest entry price of the three. My review of Amara Residences covers it in detail.

Facilities

The Level 7 podium, with a 4.7 m floor height, holds most of the facilities: two multipurpose courts for leisure badminton, sepak takraw and futsal, a hoop garden, a social kitchen garden, a 5,091 sq ft gym with an infinity gym, strength zone and sprint zone, a 52 m swimming pool, a plunge pool with aqua gym, a floating sundeck, sundeck cabanas, a kids' pool, a game room, a surau, a playground, outdoor co-working pods, glamping dens in a mini jungle, a celebrity kitchen, a 3,208 sq ft co-working space, a 3,272 sq ft multipurpose hall, a bonsai garden, a reflexology garden and herb gardens. The rooftops on Level 33 have a different theme on each tower: the Moonlight Sky Garden on Tower A, the Scented Garden with a sky picnic lounge and rooftop BBQ on Tower B, and the Science of the Mind Garden on Tower C, with a cloud yoga zone and two pickleball courts. EV parking bays are on the podium floors.
