My view
D'Nuri is the simplest product in Kwasa Damansara: one layout, one price, one car park each. At RM 270,000 for 550 sq ft, it has the lowest entry price of the Kwasa Damansara projects I cover, and the covered walkway of about 400 m to Kwasa Sentral MRT is what makes it practical for someone working in KL City Centre or Petaling Jaya without a second car. The trade-offs are the rules that come with an affordable scheme: only eligible buyers within the income limit, one unit per buyer, and no transfer for five years after the Sale and Purchase Agreement. I would treat it as a home to live in, not a unit to trade. With 24 units on each typical floor sharing 3 lifts and a service lift, it is also a busy building.

- Think twice if: you need more than two bedrooms, or you may want to sell within five years.

Who can buy?
All 492 units are Bumiputera lots under the Selangor state affordable housing scheme run by LPHS. The main rules:
- The buyer and spouse must be Malaysian citizens aged 18 or above.
- Household income of up to RM 15,000 a month, with priority for households earning below RM 10,000.
- Each buyer may own only one unit from the scheme.
- A transfer of ownership is only allowed five years after the Sale and Purchase Agreement, with the approval of the state authority.
Applicants submit the scheme form with their IC, payslips, EPF statement and credit reports, so have those ready before you book.

D'Nuri Residences is developed by EXSIM MX4 Sdn Bhd, a member of the EXSIM Group. What I would pick. There is only one layout, so the choice is about the floor and the facing. The northeast side looks over the pool deck towards Kwasa Damansara City Centre; the southwest side faces Subang Airport. The plan marks a hackable wall, so a couple who do not need the second bedroom could open it into the living room.
What does it cost to hold each month?
The maintenance fee is RM 0.46 per sq ft a month, including the sinking fund, so a 550 sq ft unit pays about RM 253 a month. Quit rent and assessment tax come on top.

D'Nuri is about half the entry price of its open-market neighbours, but it is the only one with eligibility rules and a five-year limit on transfer. A 550 sq ft one-bedroom at Tujuh costs from RM 501,000; the same size at D'Nuri gives you two bedrooms for RM 270,000.

The facility level is Level 7: a swimming pool, a wading pool, a gym, a garden, a playground, a BBQ area and a multipurpose hall. The ground floor has a guard house, a waiting lounge and a retail unit. Security is 24-hour with access cards and CCTV.
