Quick answer: who is Tujuh Residences for?
Tujuh Residences suits buyers who want a home they can move into soon, in the middle of Kwasa Damansara City Centre and within walking distance of two MRT stations, from a 550 sq ft one-bedroom to a 909 sq ft dual-key unit. It is less suited to buyers who want to renovate freely or who are sensitive to train noise: the walls cannot be hacked and the building is about 24 m from the MRT track.
My view
Tujuh is the Kwasa Damansara project closest to being finished, with completion expected in Q4 2026, and it has the most central address in the township: inside Kwasa Damansara City Centre, a short walk from Menara KWSP and between the two MRT stations. That is what you pay for, and it shows in a price per square foot well above its Kwasa neighbours. The unit I would look at first is the 909 sq ft Type D: two bedrooms on one side and a studio with its own bathroom on the other, which suits an owner who wants a parent nearby with their own door, or to let out one part. Two practical points to know before you sign: the building uses a proprietary construction method, so the walls cannot be hacked during renovation, and electricity, quit rent and assessment are all charged at commercial rates.
- Suits: buyers who want completion soon; MRT commuters; owners who want the dual-key option.
- Think twice if: you plan to knock down walls, you want the lowest price per square foot in the township, or you are sensitive to train noise.

Who is the developer?
Tujuh Residences is developed by Kwasa Sentral Sdn Bhd, a joint venture between MRCB Land and Kwasa Land. Kwasa Land is the master developer of Kwasa Damansara, a township of about 2,257 acres on land formerly owned by Lembaga Getah Malaysia, backed by the EPF and planned over about 15 years. Kwasa Damansara City Centre, where Tujuh sits, is the township's only city centre and lies between its two MRT stations. Plot G, another residential plot, is planned next.

What do nearby homes actually sell and rent for?
Asking rents, September–October 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| Emporis Kota Damansara | 662 sq ft | RM 1,700 to 2,000 (mostly RM 1,800 to 2,000) |
| Emporis Kota Damansara | 735 to 795 sq ft | RM 1,800 to 2,600 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. For Tujuh's 666 sq ft Type B, Emporis Kota Damansara's 662 sq ft units are mostly listed at RM 1,800 to 2,000 a month, and its 735 to 795 sq ft units, a little smaller than the 862 sq ft Type C, ask RM 1,800 to 2,600. We found no close match for the 550 sq ft Type A or the 909 sq ft dual-key Type D. Kasturi Idaman had only one current listing, a 1,146 sq ft unit larger than any Tujuh layout, so it is not shown.
Which Tujuh Residences layout suits you?
| Type | Size | Configuration | Units | Who it suits (my view) |
|---|---|---|---|---|
| A | 550 sq ft | 1 bedroom, 1 bathroom | 76 | One person, or a first home near the MRT |
| B | 666 sq ft | 2 bedrooms, 2 bathrooms | 132 | A couple who wants a second room |
| C | 862 sq ft | 3 bedrooms, 2 bathrooms | 225 | A small family |
| D | 909 sq ft | Dual key: 2 bedrooms and 2 bathrooms, plus a studio with its own bathroom | 140 | An owner with a parent nearby, or who wants to let one part |
What I would pick. For a family, the 862 sq ft three-bedroom (Type C) is the most common unit and the sensible choice, and it comes with two car parks. Type D is the one that sets Tujuh apart: the studio has its own bathroom and pantry piping, so it can work as a separate space. Ask which wing and facing a unit is on: the floors look out towards Subang Bestari, Sungai Buloh, Kota Damansara or the facility deck.
What does it cost to hold each month?
The estimated maintenance fee is RM 0.35 per sq ft a month, before the sinking fund, so:
| Type | Size | Maintenance fee per month (before sinking fund) |
|---|---|---|
| A (1 bedroom) | 550 sq ft | About RM 193 |
| B (2 bedrooms) | 666 sq ft | About RM 233 |
| C (3 bedrooms) | 862 sq ft | About RM 302 |
| D (dual key) | 909 sq ft | About RM 318 |
On a 1,000 sq ft unit that is about RM 350 a month before the sinking fund, against about RM 460 including the sinking fund at D'Evia and about RM 280 at Daya Residence. Electricity is billed at the commercial tariff (owners can apply to TNB to convert to the residential rate), and quit rent and assessment are also at commercial rates.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Tujuh Residences | RM 501,000 | from about RM 865 | 550 to 909 sq ft | 573 | RM 0.35 psf excl. sinking fund | Expected Q4 2026 |
| D'Evia Residences | RM 498,100 | from about RM 689 | 657 to 1,109 sq ft | 440 | RM 0.46 psf incl. sinking fund | 48 months after APDL |
| Linari Kwasa Damansara | RM 784,000 | about RM 740 on average | 1,168 to 3,886 sq ft | 496 | RM 0.35 psf + 10% sinking fund | Expected Q2 2028 |
| Daya Residence (condominium) | RM 631,800 | about RM 565 to 675 | 947 to 1,572 sq ft | 225 | RM 0.28 psf incl. sinking fund | Expected 2029 |
Tujuh has the highest price per square foot of the four and the smallest homes, but it is the only one expected to be completed in 2026, and the most central of the four. D'Evia costs about the same to enter and gives you two bedrooms in 657 sq ft, but it is a few years further out.
Facilities
The Ground Floor has the guard house and main entrance, a waiting lounge, a reading room, a games room with a mini arcade and pool table, and a praying hall, with spaces set aside for a convenience store, laundry, cafe, kindergarten and indoor play area. Level 10 is the podium facility deck, about 20,945 sq ft: a 25 m swimming pool, a wading pool, a water fun zone, a BBQ pit, a play area, an open lawn, gazebos, a yoga deck, a gym of about 562 sq ft and space for a multipurpose hall. Security is three-tier, with access cards, lift access to your own floor and CCTV; there are 3 EV chargers at the visitor parking.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| Completion expected in Q4 2026 | Highest price per sq ft of its Kwasa neighbours |
| Between two MRT stations, inside Kwasa Damansara City Centre | Walls cannot be hacked |
| Dual-key option with a separate studio | About 24 m from the MRT track |
| 2.85 m ceilings in living areas and bedrooms | Utilities, quit rent and assessment at commercial rates; fee excludes sinking fund |
