Linari suits families who want a large three- or four-room home of 1,168 to 1,637 sq ft right beside an MRT station, on a low-density site with most of the ground given to green space. The 16 Parkhomes suit buyers who want a multi-level home of more than 3,300 sq ft. It is less suited to buyers looking for a small unit or an entry price below RM 780,000.

My view

Linari is the family-sized project of Kwasa Damansara. The smallest Skyvilla is 1,168 sq ft, every home has at least three bedrooms, and 496 homes sit on 8.79 acres, about 56 homes per acre, a fraction of the density of the serviced apartment towers nearby. What I would point to is the ground plane: vehicles are kept to a motor court, the rest is pedestrian, and about 80% of the site is green space, with a private gateway to Kwasa Damansara MRT about 35 steps away. Each tower floor has 10 units on 3 lifts and a service lift. The Parkhomes are the unusual part: only 16 of them, stacked as lower and upper units facing a landscaped oval park, which is about as close to a landed house as you get next to an MRT station here.

  • Suits: families upsizing to 3 + 1 bedrooms; MRT commuters who want space; buyers who want a near-landed Parkhome.
  • Think twice if: you want a small unit or the lowest price in the township.

How I read it. We found only one current listing in each building: a 1,146 sq ft unit at Kasturi Idaman asking RM 1,600 a month, and a 989 sq ft unit at De Rozelle asking RM 1,599. Both are older and smaller than Linari's 1,168 to 1,637 sq ft Skyvillas, so treat these as a rough floor, not a guide to what Linari will fetch. We found no like-for-like rents for the 3,337 to 3,886 sq ft Parkhomes.

What I would pick. For most families, the 1,434 sq ft Skyvilla B is the sweet spot: three bedrooms, a utility room and an extra bathroom, and it is one of the two show units, so you can see it before you buy. If budget comes first, the 1,168 sq ft Type D, the other show unit, is the entry point and still has three proper bedrooms. The "+1" in these layouts is a store or utility room, not a full bedroom.

What does it cost to hold each month?

The maintenance fee is RM 0.35 per sq ft plus a 10% sinking fund, about RM 0.385 per sq ft in all, so:

On a 1,000 sq ft unit that is about RM 385 a month, against about RM 460 at D'Evia, about RM 350 plus sinking fund at Tujuh Residences and about RM 280 at Daya Residence. Quit rent and assessment tax come on top.

Linari and the Daya Residence condominiums are the two large-home choices in Kwasa Damansara. Daya is cheaper per square foot and sits opposite the township park; Linari is right beside an MRT station and expected about a year earlier. Tujuh and D'Evia are smaller homes in denser towers.

Facilities

The ground floor has the guardhouse, a pedestrian lobby, a water feature, a lounge, the management office, a Central Park, an Oval Park and a herb garden, with spaces set aside for a cafe, shops, a reading room, a games room, a laundry, a senior citizens' activity area and a mini theatre. The lower ground floor has a playground and spaces for a nursery and kindergarten. The Block B podium has the swimming pool, kids' pool, pool deck, gymnasium, yoga deck and a BBQ pavilion; the Block A podium has a musolla, a function room, a playground, a BBQ pavilion, a mini basketball and futsal court and a multipurpose court. A linkage bridge joins the two podiums. Security is multi-tier, with CCTV and access cards.
