Quick answer: who is Senna Heights for?
Senna Heights suits families who want a two-bedroom-plus-study or a three-bedroom-plus-study home with forest-reserve views, two car parks and a long list of facilities, at one of the lower prices per square foot among the new projects around it. It is less suited to buyers who want to walk to the MRT, which is about 3 km away, or who want a small one-bedroom: there are only two.
My view
Senna Heights is essentially one product. Of the 780 homes, 700 are 1,023 sq ft with two bedrooms, a study and two bathrooms, in three layouts, Types B, C and D. The other main type is a 1,464 sq ft three-bedroom-plus-study (78 units). Every home has two car parks. Each tower has 10 units on a floor and the homes start on Level 5, above the car parks and facility levels; one side of the towers looks towards the Bukit Lagong Forest Reserve, the other towards the Kota Damansara Forest Reserve. The facility plan runs to more than 60 items across the ground floor, Level 4, Level 5 and the rooftop, including a 100 m swimming pool, a multipurpose hall for 150 people, separate halal and non-halal BBQ areas, a pickleball court and a kindergarten and nursery. Security has five tiers, from licence plate recognition at the gate to card-controlled lifts and a digital lock on every unit, and homes are handed over with a furnishing list that includes kitchen appliances, air-conditioning, wardrobes and a washer-dryer. The trade-offs are distance and time: Damansara Damai MRT is about 3 km away, the nearest large malls are AEON Mall Metro Prima at about 8.4 km and 1 Utama at about 11.8 km, and completion is expected in Q4 2029. A shuttle service is planned.

How I read it. For Senna Heights' main 1,023 sq ft layout of 2 bedrooms plus a study, similar-sized units nearby ask RM 1,499 to 1,750 a month at One Damansara Condominium and RM 1,799 at The Zizz. For the 1,464 sq ft Type A, the nearest sizes ask RM 1,800 to 2,000 at One Damansara and RM 1,699 at The Zizz. These are existing buildings, so the figures show what nearby owners ask today, not what Senna Heights will fetch.

What I would pick. The 1,023 sq ft two-bedroom-plus-study is where the choice is: 700 units across Types B, C and D, so pick by facing and floor. Type B is the show unit, so start there. If you want the facilities side, ask for a unit facing Bukit Lagong; the other side faces the Kota Damansara Forest Reserve. For a bigger family, Type A at 1,464 sq ft is the other show unit, and Type A units on the lowest residential floor come with about 240 sq ft of extra balcony space.
What does it cost to hold each month?
The maintenance fee is RM 0.29 per sq ft a month plus a 10% sinking fund, about RM 0.32 in total, so:

Damansara Livista and Amaya Residences are in neighbouring Bandar Sri Damansara, and Forest Hill Residences is in Damansara Perdana. Senna Heights has the lowest price per square foot and the lowest monthly fee of the four. Livista, Forest Hill and Amaya are all expected to be finished earlier. The ground floor has the guard house, a wellness circle, a kiddo lawn, a leisure trail, a whisper pavilion, a serenity lounge, a playscape park, a gourmet kitchen, an activities room, a darts corner, a games room, a reading and tuition room, a mini theatre, lobby lounges for each tower, a management office, a surau, a nursery and a kindergarten. Level 4 has the multipurpose hall for 150 people, BBQ pavilions with a separate halal BBQ pavilion, a play lawn, the 100 m swimming pool, a family pool, aqua yoga, a lagoon and kiddie splash pool, a half basketball court, a pickleball court, a hammock grove, a social lounge and the golden lounge. Level 5 has a pebble wellness walk, scented and sensory gardens, a biopond garden, the Skyline Fitness Gym overlooking the pool, a garden pavilion, an adventure playground, an outdoor gym, a maze garden and a courtyard garden. The rooftop has skyline seating, a yoga deck, a sky lawn, a pavilion and a community farm.
