Forest Hill Residences suits families who need three or four bedrooms and want a smaller development on a residential title, next to a forest and a lake, with completion close and mock-up units inside the building itself. My view
Forest Hill is a family product. Every layout has at least three bedrooms, three of the five have four, and the two largest are dual-key. The development is small by today's standards: 618 homes in two towers on 4.39 acres, 10 units to a floor, about 141 homes per acre, against about 259 at The Aldenz down the road. The title is residential, and the site sits next to a forest and a lake, with units facing either the lake or the hill and a lakeside jogging path. It is also far along: construction was at stage 2h in July 2026, completion is estimated for Q1 2027, and the mock-up units are on Level 33 of Tower B, so you inspect the real building rather than a sales gallery. The trade-off is rail. The nearest MRT stations, Sri Damansara Sentral and Mutiara Damansara, are about 2.2 and 2.8 km away in a straight line, so this is a home for people who drive.
- Suits: families who need three or four bedrooms; multi-generation households who want a dual-key unit; buyers who want to see the finished building before they commit.
- Think twice if: you want to walk to the MRT, or you only need one or two bedrooms.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. Damansara Foresta, about 0.75 km away, has units close to Forest Hill's dual-key types: its 1,392 to 1,493 sq ft units, near the 1,401 sq ft Type F, mostly ask RM 2,500 a month, and its 1,610 sq ft units, near the 1,527 sq ft Type D, mostly RM 2,700. Paradesa Rustica, about 1.05 km away, had only two listings, at RM 1,500 for 960 to 1,000 sq ft, about the size of the 953 sq ft Type A, so treat that as a few listings only. Both are finished buildings; I found no current asking rents nearby for the 1,164 to 1,259 sq ft Types B and C.

What I would pick. For most families, Type B: four bedrooms in 1,164 sq ft with two car parks, and one of the two mock-up units, so you can stand in it before you buy. If you want more living space, Type C is the other mock-up. For a household with grandparents or adult children, Type D or Type F: both are dual-key with three bathrooms and three car parks; D is larger and has a balcony, F has none. Ask which facing you are being offered, because the hood and hob in the handover package only come with hill-facing units.

The Aldenz is about 630 m away in Damansara Perdana; Amaya Residences and Damansara Livista are in Bandar Sri Damansara, about 2 km and 2.2 km away in a straight line. Forest Hill's price per square foot starts lowest of the four, close to Livista's, and it has the largest homes and the fewest units. Livista and Forest Hill are the two closest to completion. The main facility deck is on Level 6. It has a welcome courtyard, a multi-function hall and pre-function hall, a management office, male and female surau, a convenience store, a laundromat, a healthcare room, a pocket lounge and lobby lounge, a games area, a chill-out bay, a gym, a meeting lobby and a reading room. Outdoors there are BBQ areas, a forest cabana, a viewing deck, an open lawn, a forest walk, a basketball and futsal court, a zen garden, a putting garden, a parcourse, an interactive sculpture and chess garden, a playground, an adult infinity pool, a wading pool, an aqua jacuzzi, an outdoor rain shower, a botanic garden, an indoor garden, male and female saunas and a tree island. Level 35 has a sky deck and lounge. A lakeside jogging path runs beside the site.
