My view
The Aldenz keeps the choice simple. There are only two sizes: a 775 sq ft two-bedroom and a 926 sq ft three-bedroom, both with two bathrooms, and each type comes with or without a balcony. Every unit has two car parks, which matters in a part of Petaling Jaya where most trips are by car. The tower sits near Empire City, where the SPRINT (Penchala Link), LDP and DASH highways meet. Its facade takes its cue from colonial shophouse architecture, and it is part of EXSIM's Central Park Damansara plan, with a Nanyang-style retail street below the residence and Trader's Market close by. Facilities are spread over the ground floor, a podium level and a rooftop sky garden, and the building is proposed as pet-friendly, with designated pet areas. The trade-offs are density and rail: 18 units on a typical floor, about 259 homes per acre, and Mutiara Damansara MRT is about 1.7 km away, so most residents will not walk to the train.

Who is the developer?
The Aldenz is developed by Mightyprop Sdn Bhd, a member of the EXSIM Group. EXSIM started with commercial and industrial projects in Kota Damansara under the Nouvelle banner, beginning with Nouvelle Industrial Park in 2008, before moving into homes. Its first residential development, The Treez @ Bukit Jalil, was recognised as the first green residential building in southern Kuala Lumpur, meeting the Green Building Index standard. How I read it. For The Aldenz's 775 sq ft Type A, Neo Damansara's 733 sq ft units ask RM 1,650 a month, and Ritze Perdana's 849 sq ft units, between Type A and the 926 sq ft Types B to D, ask RM 1,799 to 1,900. We found no current listings of about 926 sq ft in either building. Both are existing buildings in Damansara Perdana, so these figures show what nearby owners ask today, not what The Aldenz will fetch.

What I would pick. For a family, the 926 sq ft three-bedroom. The show units are Type C and Type D, so you can walk through the actual layouts before choosing between them. Because the balcony and no-balcony versions are both 926 sq ft, the no-balcony version puts that area indoors; pick the balcony only if you will use it. Type A is a single unit on each typical floor, so there are far fewer two-bedroom homes to choose from.

Forest Hill Residences is the nearest, about 630 m away in Damansara Perdana; Amaya Residences and Damansara Livista are in Bandar Sri Damansara, about 2.6 and 2.7 km away in a straight line. The Aldenz's price per square foot sits above Forest Hill's and Livista's and below Amaya's. Forest Hill offers bigger homes, with 3 and 4 bedrooms, and Livista and Forest Hill are expected to be finished first; The Aldenz has the smallest range of sizes of the four. The ground floor has a play area, Lushscape Plaza, a reflexology path, the Aldenz Lounge and a fountain court. The podium level holds the main deck: the Aldenz Oasis pool, a jacuzzi, Little Ripple Bay for children, the Fitness Loft gym, Flow Studio, an oasis deck, an active park, a sunset retreat, a shade alcove, the Games Coliseum, a karaoke room, Kiddos Kingdom, a playground, a garden nook and a hoop court. The rooftop sky garden has a yoga alcove, the Furry Friends Park for pets, a herb garden and a grill alcove. A multipurpose hall with a badminton court and a co-working and reading lounge are also on the list. The building is proposed under a pet-friendly concept, with designated pet areas on the podium and the rooftop.
