Quick answer: who is Zenia for?

Zenia suits families who want a large home in a low-density, gated development in Petaling Jaya: either a three-storey Parkhome of 3,150 to 3,980 sq ft, or a Condovilla of 1,691 sq ft and up with two to six car parks. It is less suited to buyers on a tighter budget or who need to move in soon: Condovillas start from RM 1.3 million, Parkhomes from RM 2.5 million, and completion is expected in 2030.

My view

Zenia's main selling point is space at low density. There are 1,085 homes on 55 acres, about 20 an acre, and even the smallest Condovilla is a 1,691 sq ft three-bedroom with three bathrooms and two car parks side by side. The Parkhomes are three-storey link homes on lots of 22 to 26 ft wide, and the end lots are lift-ready. The site plan places the blocks around a green spine with a hill and pond on one side, and the Condovilla facilities are spread over four levels, including badminton and pickleball courts and a kindergarten. The location is Petaling Jaya's western edge near Kota Damansara, with SEGi University, Sri KDU, Thomson Hospital and Kota Damansara MRT all within about 1.3 km in a straight line. What I would weigh: the price per square foot is about RM 800 on average, which is not cheap for this part of PJ; the maintenance fee does not include the sinking fund; and the land marked for future development around Zenia means the surroundings will keep changing until well after 2030.

  • Suits: families upsizing from a terrace house or a smaller condominium; multi-generation households who want a lift-ready end lot; owners with several cars.
  • Think twice if: your budget is under RM 1.3 million, you need to move in before 2030, or you want an established neighbourhood with no construction nearby.

Condovillas are handed over with air-conditioning in all bedrooms, the living and dining rooms, a storage water heater, a shower screen in the master bathroom, top and bottom kitchen cabinets in the dry kitchen, a hood and hob, engineered timber flooring in the bedrooms and a shoe cabinet. Parkhomes come with air-conditioning in all bedrooms, the living and dining rooms, a storage water heater and an EV isolator.

Zenia is developed by ParkCity and is part of ParkCity Damansara in Petaling Jaya, with land around it set aside for future development and amenities. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. For Zenia's smaller Condovillas from 1,691 sq ft, the few current listings at Ara Hill, 1,916 to 2,200 sq ft, mostly ask about RM 5,500 a month. For the larger Condovillas, Tropicana Grande's 2,283 to 3,666 sq ft units ask RM 8,000 to 18,000, mostly RM 9,000 for 2,570 to 2,733 sq ft and RM 14,000 for 3,311 to 3,666 sq ft. Both are existing buildings, so treat these as what the area asks today, not a forecast for Zenia; the Parkhomes are a different product and have no like-for-like rent reference.

Every Parkhome has a family lounge, two utility rooms and a powder room; intermediate units have a courtyard, and end lots have separate dry and wet kitchens.

What I would pick. For a family moving out of a terrace house who still wants a house, the Parkhome B1: a 24 ft lot instead of 22 ft for a small step up in built-up. For a family who prefers a condominium, the 2,053 sq ft Type B gives three bedrooms with four bathrooms, a utility room and three car parks, at the lower end of Zenia's prices. The Type C units in Block C are the closest to a house in the sky, each with a private lobby and four car parks. Ask which block and facing you are offered: the blocks look out to the hill and pond, the amenities or future development, or towards Kuala Lumpur.

What does it cost to hold each month?

The maintenance fee is RM 0.33 per sq ft a month, before the sinking fund. For the Condovillas that works out to:

On a 1,000 sq ft basis that is about RM 330 a month before the sinking fund, against about RM 330 at ARRA Residences and RM 380 at Amara Residences, both with the sinking fund included. Ask for the Parkhome charges separately. Quit rent and assessment tax come on top.

Amara and ARRA are about 3.2 to 3.4 km away in Ara Damansara, and Daya Residence about 4.3 km away in Kwasa Damansara. Amara and ARRA are much smaller condominiums, so their entry prices are far lower; per square foot Zenia sits between them. Daya Residence's landed homes are the closer match for the Parkhomes, at a similar price per square foot. Facilities

The Condovilla facilities are spread over four levels. Level G has the main pool, a family pool and a kids' pool with a pool deck, a BBQ pavilion, a multipurpose hall, a multi court, a reading and work loft, a prayer room, a kindergarten, a playground, an outdoor fitness area and a reflexology path. Level LG1 has the guardhouse and arrival plaza, a games room, a music room, a kids' playroom, a makers' studio, a study, a lounge, a convenience store, an outdoor deck and the management office. Level LG2 has an entertainment room, and Level LG3 a gym, a badminton court, a pickleball court and a connecting door to the pond. The site plan also shows a green spine, a swimming pool, a gym, a multipurpose hall, a kindergarten and a playground serving the Parkhomes side.
