What nearby homes sell and rent for

Both are in Selangor, where the reviews have asking rents only.

  • Around The Atera: Ryan & Miho asks RM 3,600 to 3,800 a month for 818 sq ft and RM 3,500 for 950 sq ft. Atwater Residences asks RM 3,500 for 853 sq ft, RM 3,700 to 3,800 for 933 to 950 sq ft and RM 4,100 for 1,052 sq ft.
  • Around Helix 2 PJ South: Aera Residence, next door, asks RM 3,000 a month for 900 sq ft and RM 2,500 to 2,800 (mostly RM 2,800) for 993 to 1,010 sq ft. Verando Residence asks RM 2,200 to 3,250 (mostly RM 2,800 to 3,000) for 864 sq ft and RM 2,800 to 3,300 (mostly RM 3,000) for 900 to 1,000 sq ft. No current asking rents were found nearby for units as small as the 572 sq ft Type A.

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These two answer different questions. The Atera is for the buyer whose day starts at an LRT platform: a covered walk to Asia Jaya, a fee of RM 0.32 psf and layouts up to a 1,420 sq ft dual-key unit, in a large two-tower development of 20 units a floor that is expected in 2028. Helix 2 is for the buyer who wants to see the finished building before paying: completed in 2025, from RM 385,000, with two car parks for almost every unit and Sunway about 1.5 km away. What I would weigh at Helix 2 is the surroundings, older flats and the PJCC commercial area, and the drive or bus ride to any rail line.

Pick The Atera if…

  • you commute by LRT to KL City Centre or KL Sentral
  • you need more than 1,065 sq ft, or a dual-key unit for a parent or a tenant
  • you want the lower monthly fee, RM 0.32 psf
  • you can wait for completion expected in 2028

Pick Helix 2 PJ South if…

  • you want a completed home you can inspect now
  • you want the lower entry price, from RM 385,000 and about RM 560 psf
  • you study or work near Sunway or Taylor's and drive
  • you need two car parks, or three with Type F and the higher Type E units
