Price per square foot and monthly cost
Amaya is about RM 950 per square foot; Livista is about RM 680 to 750, so Livista is clearly the cheaper of the two per square foot. Part of what the difference buys at Amaya is the mall and bridge connection, a fridge and oven at handover, and a larger facility deck. The fee is RM 0.45 psf at Amaya and RM 0.40 psf at Livista, both including the sinking fund. Maintenance fee only:

What nearby homes sell and rent for
Neither review shows recorded sales for this area, so the references are asking rents at completed buildings nearby. Both use Azelia Residences in Damansara Avenue, about 230 m from Amaya and about 320 m from Livista. Amaya's review adds Ativo Suites, about 190 m from it. Damansara Seresta's rent listings start at about 1,291 sq ft, larger than any Livista unit, so Livista's review does not show them.
| Asking rents, September–October 2026 | Unit | Per month |
|---|---|---|
| Azelia Residences | 614 sq ft | RM 1,850 |
| Azelia Residences | 969 sq ft | RM 3,000 |
| Azelia Residences | 1,345 to 1,356 sq ft | RM 3,000 to 3,500 |
| Ativo Suites (next to Amaya) | 499 sq ft | RM 2,300 |
| Ativo Suites (next to Amaya) | 607 sq ft | RM 2,199 to 2,500 (mostly RM 2,300 to 2,500) |
| Ativo Suites (next to Amaya) | 751 sq ft | RM 2,500 |
| Ativo Suites (next to Amaya) | 1,051 to 1,200 sq ft | RM 3,500 to 4,600 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
I see this as a connected, larger-scale product against a simpler, cheaper one. Amaya gives you the mall and the bridge to the MRT in one development, a 60 m lagoon pool with rooftop levels above, and layouts that flex into a study or a dual key. Against that, both the mall and the bridge were still being built at the last update, so part of what you pay for is a plan, and 1,268 homes share two towers at the highest fee among its neighbours. Livista is the sensible one: lower price per square foot, a lower fee, 12 units on a typical floor in towers about half the height, and it is targeted to finish first. Its trade-offs are in the detail: the two-bedroom has one bathroom, no water heaters are provided and there are no EV chargers.
Pick Amaya Residences if…
- you want linkways to a mall and a link bridge to Sri Damansara Sentral MRT;
- you want a one-bedroom, or a two-bedroom with two bathrooms;
- you want a dual-key option in a three-bedroom, done at your own cost;
- you want a large facility deck with a lagoon pool, lazy river and rooftop levels.
Pick Damansara Livista if…
- you want the lower price per square foot, about RM 680 to 750;
- you want completion sooner, targeted for Q4 2026;
- you prefer a smaller project of 700 homes with every window facing north or south;
- a 690 sq ft two-bedroom with one bathroom, or a three-bedroom of about 1,012 to 1,035 sq ft, fits your household.
